This study analyzes the volatility of US REITs' returns and the factors that determine the dividend rate. To this end, monthly data on index returns from January 2004 to September 2021 and quarterly data on
dividends from the first quarter of 2000 to the second quarter of 2021 were investigated.
For detailed analysis by REITs sector, five additional sub-sectors (office, Residential, industry, retail, healthcare) were analyzed along with data on the entire REITs market.
First, to analyze the volatility of REITs, the REITs index returns variables in each sector were tested for stability through techniques such as ADF and ACF, and the normal time series was confirmed.
As a result of the analysis through the GARCH(1,1) model, more than 60% of the influence of the previous month's volatility on all REITs, Residential, industry, and retail sectors was confirmed, and more than 40% of the influence was also confirmed in the office sector.
After that, for the analysis of REITs' dividend determinants, a regression analysis was conducted after selecting macroeconomic factors and factors affecting internal factors (Earning, Growth, Risk) based on previous studies. In the analysis process, the exhibition difference of the dependent variable was used as an independent variable again to reflect the characteristics of the time series data.
After that, standardization of X variables was performed to derive accurate analysis results. In addition, in order to derive significant results in the analysis process, various independent variables reflecting the characteristics of factors were constructed to derive the analysis equation as significant as possible by using the backward elimination method for each detailed sector. result of the analysis, the significance of the selected variables was different for each sector, and even if the signs of the estimation coefficients were the same, there was a difference in the degree to which they affected.
According to NAREITs, index returns and dividend rates are the main factors in REITs' investment decision-making.
