국문 초록 (Abstract)

본 연구는 지난 20여년 간의 서울 동남권 지역(서초구, 강남구 및 송파구) 재건축사업을 대상으로 생존분석의 비모수적 접근법과 준모수적 추정 방식을 통해 사업추진 단계별 소요시간의 특성 및 해당 시간에 영향을 미치는 요인을 파악하여 시사점을 도출하였다. 분석 결과 사업의 물적 및 인적 규모는 단계별 소요시간에 통계적으로 유의한 영향을 미치지 못한 반면, 용적률과 관련된 수익성 지표는 사업 준비단계의 소요시간을 유의하게 단축시키는 효과를 발견하였다. 또한, 재건축사업 촉진을 위해 시행하는 공공지원 정책이 단계별 소요시간을 단축하는 효과가 미흡함을 밝혀 정책의 검토와 개선이 필요함을 제안하였다.

다국어 초록 (Multilingual Abstract)

Using a nonparametric approach and a semi-parametric estimation method of survival analysis, this study analyzed the characteristics of and factors affecting the time required for each stage of reconstruction projects in Southeast Seoul (the districts of Seocho-gu, Gangnam-gu, and Songpa-gu) over the past 20 years. According to the results, the physical and human scale of such projects does not have a statistically significant effect on the time required for each stage, whereas the indicator of profitability—related to floor area ratio—significantly shortens the time required to prepare for these projects. In addition, the public support introduced to facilitate reconstruction projects was found to be insufficient for shortening the time required for each stage. This suggests that relevant policies need to be reviewed and improved.
