Recently the influence under the change of family type, views of marriage and change of values centering around individual life reduced the size of family member. Accordingly small sized family with average 1 to 2 members is rapidly increasing, but supply of small housing needed to them is lacking. To complement this kind of problem, to fulfill the issue of increasing 1 to 2 member household through mass supply of lacking housing and to complement this kind of housing problem that can be shown in the future in spite of increase of small sized household, the government systematized urbanized small housing May 2009.
Urbanized small housing is gradually increasing due to the government's policy encouraging small housing supply. The government tries to activate the supply by alleviated construction standard and simplified supply procedure in order to make the urbanized small housing affordable while its agreeableness and stability guaranteed. Government's supply-oriented policy made relatively insufficient efforts to protect consumers' residential environment or to improve the quality. The system and regulations relaxation policy prepared for expanded supply of urbanized small housing resulted in producing lots of social problems rather than attaining the original purpose.
The purpose of this study was to establish plans to solve the problems. Followings are the plans.
First, as a plan to ease the housing expenses charged to low income residents is presented. A system is also suggested to recommend the cooperative investment of public and private sectors.
Second, in case that more than 2 buildings get together in construction or remodeling providing infrastructure and public space for the sake of securing urban space, it is necessary to grant the owner incentive inducing activation.
Third, the limit of maximum area of 50㎡ together with the least standard residential area needs to be eased.
Fourth, public space like rest room or community space is needed within the urbanized small housing to increase contact among residents and to inspire the spirit of community.
Finally, a plan is necessary to solve the parking problem in urbanized small housing,
If the problem concerning urbanized small housing is not solved in short time, the gradually increased number of building will make the problem worse and government-initiated plan of settlement will not be easy either. Therefore, it is necessary to hurry to prepare a countermeasure.
