The valuation of land containing burial sites presents practical challenges in real estate appraisal because the location and number of graves are often difficult to identify through conventional field surveys. This issue is particularly significant in judicial auction appraisals, where burial sites located in forested areas may be overlooked, potentially affecting valuation outcomes.
This study investigates the application of drone photogrammetry and deep learning –based object detection to support the identification of burial sites in appraisal practice. High-resolution orthophotos were generated from drone imagery, and burial sites were detected using a YOLO-based object detection model, enabling the identification of burial site locations and number of counts within the study area.
Based on the detected burial sites, the study demonstrates how land-use restrictions caused by bunmyogijigwon can be incorporated into land valuation by estimating the affected area and applying depreciation adjustments in appraisal calculations. Through this case study, the research illustrates how drone-based detection techniques can enhance the objectivity and efficiency of evaluating land containing burial sites, while providing a practical framework for integrating AI- based analysis into real estate appraisal.
