Amidst worldwide paradigm shift towards increasing housing price and more people opting for rental housing, REITs has been centered of attraction due to its nature of stable dividends and ability hedge against inflation. Overall REITs market has been growing along with a housing REITs as a major category with its proportion of nearly 49.5% out of total REITs counts. Despite its increased popularity, lack of precedent studies on housing REITs was observed. Among various types of housing REITs, New-Stay REITs was announced in 2015 in South Korea with a vision to provide affordable housing options for the middle class. Ever since, it has been attractive business opportunity for stakeholders, including suppliers, potential tenants, and investors, by acting as a connecting bridge for housing and capital markets.
Our research has provided better insights through newly updated data set that reflects New-Stay REITs as of YE 2021 and regression analyses – Shareholder IRR (Model 1) and Common Stock IRR (Model 2) –through categorization of two dependent variables.
Our regression models commonly represented that REITs involving construction type, market interest rate, and capital gain acted as material factors. Additionally, total transaction price and land bidding type were meaningful independent variables, respectively, in Model 1 and Model 2. Out of these factors, capital gain was most influential factor which indicates that purchase of real estate lower than surrounding market price eventually leads to higher probability of greater REITs profitability.
Our research offers meaningful insights on factors affecting New-Stay REITs profitability with updated data set and shall acted as a guidance in forming strategies to facilitate New-Stay housing REITs and overall REITs market in Korea to match that of globally developed countries.
