국민주택규모의 적정성에 관한 연구 = A Study on the Pptimality about National Housing Scale

국문 초록 (Abstract)

본 연구에서는 주택수요와 공급의 관점에서 국민주택 규모의 적정성에 대해서 논의하였다. 주택수요 측면에서는 2000년을 기준으로 2인 가구 이하의 가구비중이 4인가구의 비중보다 더 커졌다는 점과 부동산을 재테크의 수단으로 고려하고 있는 가구의 비중이 크게 감소하였다는 측면에서 국민주택 규모의 하향 조정 필요성을 제시하였다. 주택규모별 주택재고의 추이 분석 결과 역시 주택공급이 주택수요의 변화에 적절히 대응하지 못하고 있다는 점을 지적하였다. 따라서 본 연구에서는 단기적으로 국민주택규모를 가구의 주택에 대한 지불가능성을 고려하여 하향 조정할 필요가 있으며, 중장기적으로는 주택규모를 기준으로 한 주택정책에서 가구를 대상으로 한 주택정책으로 변화될 필요가 있음을 제안하였다.

다국어 초록 (Multilingual Abstract)

There was not a much debate about the optimal size of nation housing scale. Although it has been a basic and important standard in housing policy including housing construction and tax aspects, it was not an resech and practical issues in housing fields. This study suggest that national housing scale need to consider reflecing current socio-economic changes. As housing price increase diminishes, speculation of household tend to decrease so current national housing scale is not adequate in this small household member. The ratio of small housing stock show that pats housing supply didn’t consider change of household size. This study didn’t have an detailed analysis about this topic so it need to more active researches in this topic.
