      The shortage of residential area in South Korea causes the housing problems and therefore the best solution of these issues can be driven from reconstruction.
      But the system and procedure of reconstruction in progress reveal so many problems.
      The fundamental problems in reconstruction is
      First, the rule and system of reconstruction is not uniform and systematic.
      Second, the central operating body, the union could not have specialties in developing business.
      Third, the irrationality inside of the union could happen.
      Fourth, the reliance of the constructing company could cause his intention to be maximized. And so forth
      This research proposes the utilization of real estate in trust. The system of the real estate in trust means that the owner leave his asset in trust with the committee under any purpose. If he utilize the system of the real estate in trust for the reconstruction, most of the problems caused by reconstruction could be resolved.
      This concept can be proved by the fact that the reconstruction procedure of the practical affair covers the real estate in trust though it is not systemized.
      First of all, the system of the real estate in trust shall guarantee the independence of the asset in trust within the system and shall be safeguarded from the various point of risk. Furthermore, it allows them to utilize the know-how relating with the development of the trusted company and proceed with the successful reconstruction business using the organization of the trusted company.
      Especially, the focus of this research is emphasized on the presentation of the processing model and practical method according to the needs of reconstruction by way of analysis of the goods which practically used in real estate trust corporation now a days.
      Finally, if there is a need on the use of real estate trust corporation to solve the porblem of reconstruction, the essential imporvement of system should be executed in advance.
      I hope this reseach would be used in not only the theoretical presentation but also the useful suggestion for the safe and rational proceed of reconstruction.
