This study aims to empirically analyze the long-term impacts of the opening of the Daejeon Urban Railway Line 1 on station area formation, urban spatial structure, and industrial activities, and to identify its unique characteristics. Urban rail systems serve not only as transportation tools but also as critical infrastructure that reorganizes urban space and stimulates regional economic activity. Station areas are where such transformations are most prominently observed. However, unlike metropolitan rail systems with multiple interconnected lines, the Daejeon Urban Railway operates as a single line, potentially exhibiting distinct spatial and developmental patterns.
To address this, the study conducts a quantitative analysis of 22 station areas along the Daejeon Urban Railway Line 1. The objective is to evaluate the long-term effects of the urban rail opening on apartment values, the number of businesses, and employment figures, and to derive specific development strategies tailored to each station area type.
The spatial scope of this study is defined as the 22 station areas of the Daejeon Urban Railway. These station areas are categorized into direct station areas (within 500 meters of a station) and indirect station areas (500 to 1000 meters from a station). The temporal scope spans from 2006, prior to the full opening of the Urban Railway, to 2022, focusing on analyzing urban spatial changes and industrial structure transformations during this period.
The research methodology involves classifying the 22 station areas of the Daejeon Urban Railway into four types—commercial-centric, residential-specialized, suburban, and multifunctional—using cluster analysis. Subsequently, the study quantitatively evaluates changes in apartment prices using the Difference-in-Differences (DID) method and the hedonic pricing model. Additionally, panel analysis is employed to empirically examine the temporal changes in the number of businesses and employees.
The results of the study revealed that the station areas of the Daejeon Urban Railway exhibited distinct development characteristics compared to those in the metropolitan areas. In metropolitan regions, with multiple lines and extensive transfer networks, the economic benefits tended to concentrate rapidly within the immediate station areas. In contrast, in Daejeon, expectations of the direct station area were shelved at the beginning of the opening, resulting in relatively high real estate prices. However, over time, station area development progressed gradually, and as the number of passengers increased, economic effects spread outward to the surrounding areas. This is interpreted as a result of the fact that Daejeon Metro operates on a single line, which reflects the characteristics of a regional city with a relatively slow development speed.
Furthermore, the analysis of station area types revealed distinct development patterns for each category. Commercial-focused station areas evolved into economic hubs with improved transportation accessibility, which facilitated the concentration of commercial and business functions. Notably, industries such as publishing, information technology, and computer systems flourished, while increased inflows of floating populations positively impacted apartment prices.
Residential-focused station areas provided stable living environments through the expansion of educational and lifestyle infrastructure. Growth in industries such as educational services and retail was prominent, contributing to qualitative improvements in residential areas and enhancing local residents' satisfaction.
Suburban station areas emphasized connectivity to urban centers while prioritizing green spaces and low-density development. The growth of childcare and eldercare facilities, which form the foundation of essential living services, was a notable feature. This focus on infrastructure improvements for daily life resulted in enhanced residential quality and sustainable suburban development.
Finally, mixed-use station areas developed into multifunctional spaces where residential, commercial, leisure, and administrative functions were well-balanced. The rapid growth of industries such as telemarketing services and healthcare significantly increased both the number of businesses and employees, recording the highest growth rates among all types. This diverse industrial structure not only stimulated regional economic activity but also contributed positively to the expansion of living infrastructure, enhancing the overall quality of urban life.
Based on these findings, the study presents several policy implications. First, station area development requires long-term, sustainable strategies that account for local characteristics and growth phases. Regional cities, unlike metropolitan areas, require systematic and phased development approaches due to their limited line networks and transfer infrastructure. Second, policy measures are needed during the initial phases of station area development to prevent speculative real estate transactions and ensure housing stability. Comprehensive strategies should also address traffic congestion resulting from population concentration. Third, preparations for future urban rail expansions, including Daejeon Line 2 Tram and the Chungcheong Regional Rail, must leverage existing data to predict long-term impacts on housing markets and local economies, enabling balanced and equitable station area development.
In conclusion, this study confirms that the opening of Daejeon Urban Railway Line 1 has led to distinct economic and spatial changes across different types of station areas. Through the analysis of apartment price changes and industrial structure, the development path of the station area is presented in detail, which provides a practical and important policy basis for the expansion of transportation infrastructure in local cities and the establishment of station area development strategies. Future research should incorporate comparative analyses of urban rail systems, light rail, and above-ground rail infrastructure in other cities while adopting comprehensive approaches that include qualitative factors to provide deeper insights into the long-term effects of urban rail development on spatial structure and regional economies.
