지구단위 도시재생 계획요소 선정에 관한 연구 : 노후 관광단지 재생을 중심으로 = Planning factors of district level urban regeneration : focus on the deteriorated tourism complex

국문 초록 (Abstract)

대한민국의 도시화가 90%가 넘어서면서 우리나라의 도시에 공동화 현상이 발생하게 되었고 이에 따른 여러 도시문제가 발생하고 있다. 하지만 이를 해결하기 위한 노력은 지방 중소도시에 근본적인 도움이 되지 못하고 있다.
이에 본 연구에서는 지방 중소도시의 도시재생에 본질적 도움이 되고 나아가 지역경제 활성화, 국가균형발전에 이바지할 수 있는 방법을 모색하고자 한다.
이에 대한 방법의 일환으로 관광단지에 주목하고자 한다. 관광단지는 과거 국민복지, 지역경제 활성화, 지역균형발전을 위한 중요한 수단으로 인식되고 있다. 하지만 현재의 관광단지는 최장 40여년이 경과하여 시설이 노후하고 각종 콘텐츠와 프로그램 낙후로 인해 관광시장 변화에 부응하지 못하고 있는 실정이다.
연구의 방법으로는 선행연구 검토와 관련이론 고찰을 통해 관광단지 재생의 개념을 이끌어낸 후, 관광단지 현황을 분석하여 문제점을 도출하였다. 이렇게 도출된 시사점을 바탕으로 선행연구를 통한 예비변수 탐색과 델파이 조사, F·G·I를 통해 최종 변수를 선정한 후 탐색적 요인분석과, 계층분석기법을 통해 관광단지 재생 계획요소를 계층화 하고 계층의 우선순위 및 중요도를 판단하였다.
이를 통해 향후 관광단지 재개발, 재활성화를 위한 계획적 틀을 제공하고 이를 통해 지방 중소도시의 도시재생에 기여하고자 한다.

다국어 초록 (Multilingual Abstract)

As the level of the civilization of Korea exceeds 90%, Doughnut Phenomenon is emerged in the cities of our country and the various city-related problems are occurring. However the efforts to resolve such problems are basically not helpful to the local small and medium cities.
Therefore, I try to seek a way to essentially assist the regeneration of the local small and medium cities, and serve the local economy revival and the nations balanced development in this study.
For that, I'm paying attention to Tourism Complex. Tourism Complex is considered an important way for national welfare, local economy revitalization and regional balanced development. However, the current Tourism Complex are old up to 40 years or more, and the contents and programs lag behind the current tourism market trend.
For this study, I drew the concept of Tourism Complex regeneration by studying the preceding research and considering the related theory, and deducted the problems by analyzing the current conditions of Tourism Complex. I selected the final variables by using of delphi survey and preparative variables inquiry through the preceding research based on the deducted implications, then I stratified the Tourism Complex regeneration plan factors through the factor analysis and analytic hierarchy process and judged the priority and the importance of hierarchy.
That way, I will provide the planned outline to redevelop and revitalize Tourism Complex, and contribute to the regeneration of local small cities.
