The real estate industry is one of the pillar industries of my country’s national economy. Unlike other companies in the industry, the operation of real estate companies requires a lot of funds. Bank loans are their main source of funds. New financing tools such as private placement and bond financing Appearance eased this pressure to a certain extent, but also changed its capital structure. The capital structure directly affects the cost of capital of the enterprise or indirectly affects the operating performance through the corporate governance structure. Listed real estate companies are special enterprises that mainly develop and sell real estate. Compared with ordinary enterprises, the impact of capital structure of listed real estate companies on operating performance is unique. Exploring the correlation between its capital structure and operating performance will help real estate companies optimize their capital structure and enhance their market competitiveness. This paper makes full use of existing literature research, based on MM theory, trade-off theory, agency theory, and priority financing theory, combined with research on the relationship between capital structure and operating performance at home and abroad, and constructs the effect of capital structure on operating performance of real estate enterprises. The theoretical model of the impact of business performance is measured from the three aspects of profitability, debt solvency, and operating ability. Through factor analysis, the weighted sum of the various measurement indicators of business performance is obtained, and the comprehensive business performance is
obtained. Scoring is used to measure the operating performance of the sample enterprises, using the asset-liability ratio, endogenous financing ratio and equity financing ratio to measure the capital structure of the sample enterprises. Through the analysis of the two-way fixed effect model, it is found that the increase in the asset-liability ratio and equity financing of the enterprise will reduce the performance of the enterprise, while the increase of endogenous financing will improve the performance of the enterprise. This conclusion is still valid after a series of robustness tests; The nature found that in terms of asset-liability ratio, its impact on the performance of state-owned enterprises and non-state-owned enterprises was significantly negative, but its restraining effect on non-state-owned enterprises was more obvious; in terms of endogenous financing, its impact on non-state-owned enterprises was significant. Positive, but the impact on state-owned enterprise
s is not significant; as far as equity financing is concerned, the coefficient of influence on both state-owned and non-state-owned enterprises is significantly negative, but the inhibitory effect on state-owned enterprises is relatively stronger. It is found in time intervals that the impact of corporate performance has not changed significantly after the tightening of real estate supervision. The significance level of the promotion of endogenous financing after 2015 has decreased. The coefficient of equity financing further decreased after 2015. Finally, combining the results of data analysis, optimize the capital structure for real estate companies to improve their operating performance, and put forward corresponding countermeasures and suggestions in terms of controlling the proportion of debt, broadening financing channels, and improving the level of capital structure management. The research in this article is helpful To further understand the current status of the operating performance and capital structure of my country's real estate companies, and the results of data analysis, to provide a certain reference for real estate companies to optimize their capital structure and improve their operating performance.
