부동산경매사이트의 서비스품질이 만족도 및관계지속의도에 미치는 영향 = The Effects of Real Estate Auction Site Service Quality on Satisfaction and Relationship Continuity Intention

국문 초록 (Abstract)

본 연구는 부동산경매사이트의 서비스품질이 개업공인중개사의 만족도 및 관계지속의도에 미치는 영향을 실증적으로 분석하였다. 최근 부동산시장은 디지털 전환과 프롭테크 확산 으로 경매정보의 온라인 활용이 증가하고 있으며, 개업공인중개사는 매수신청대리업무 등 전문영역에서 경매정보사이트를 주요 도구로 활용하고 있다.
이에 공인중개사의 실무경험과 부동산경매사이트 특성을 반영하여 서비스품질을 유용성, 편리성, 전문성의 세 가지 차원으로 구조화하여 분석하였다. 서울과 경기, 인천지역의 개업공 인중개사 176명을 대상으로 한 분석 결과, 편리성과 전문성은 만족도에 유의한 정(＋)의 영향을 미쳤으며, 전문성이 가장 큰 영향력을 보였다. 또한 만족도는 관계지속의도에 유의한 영향을 미쳤다. 이는 부동산경매사이트의 전문성과 신뢰성이 개업공인중개사의 만족도와 장기적 이용관계 유지에 핵심적인 영향을 미친다는 점을 시사한다.

다국어 초록 (Multilingual Abstract)

This study empirically analyzed the effects of service quality attributes of real estate auction information sites on licensed real estate agents’ satisfaction and relationship continuity intention. With the rapid digital transformation and the expansion of PropTech in the real estate market, the use of online auction information has increased, and licensed real estate agents have come to rely on auction information platforms as essential tools, particularly in specialized tasks such as proxy bidding services.
Reflecting agents’ practical experiences and the characteristics of auction information platforms, service quality was conceptualized into three dimensions: usefulness, convenience, and professionalism. Based on data collected from 176 licensed real estate agents in Seoul, Gyeonggi, and Incheon, the analysis revealed that convenience and professionalism had significant positive effects on satisfaction, with professionalism demonstrating the strongest influence. In addition, satisfaction significantly affected relationship continuity intention. These findings suggest that the professionalism and reliability of auction information platforms play a crucial role in enhancing agents’ satisfaction and sustaining long-term user relationships.
