신재생에너지 리츠(REITs)투자 동향 분석 = Investment Trends Analysis of Renewable Energy REITs

국문 초록 (Abstract)

연구목적 본 연구는 신재생에너지 리츠 동향분석을 통해 활성화 방안을 도출하는데 주된 목적이 있다. 연구방법 이 연구는 2024년 3월 1일부터 5월 31일까지 금융기관에 종사하고 있는 금융전문가 15인을 대상으로 심층 면담기법과 콘텐츠 분석을 통해 이루졌다. 결과 본 연구의 결과는 다음과 같다. 첫째, 신재생에너지 리츠에 대한 인식으로 ESG 경영확산, 탄소중립, 상장 리츠 활성화, REC제도 개선 요인이 도출되었다. 둘째, 신재생에너지 리츠투자 전망으로 태양광, 풍력, ESS요인이 도출되었다. 셋째, 안정적 전력공급에 대한 방향성은 기초자산 가치, 정책지원, 적정수익, AMC 관리능력 요인이 도출되었다. 넷째, 민원과 갈등 해소 전략은 지역주민과 수익공유, 소통과 협력, 갈등해소기구 신설, 변전소 및 발전소부지 활용 요인이 도출되었다. 다섯째, 신재생에너지 리츠 지배구조 개선 방안으로는 이사회 권한 강화, 성과체계 도입, AMC 한전자회사 편입 요인이 도출되었다. 여섯째, 신재생에너지 리츠 컴플라이언스 개선 방안으로는 전문성 및 주기적인 교체, 내부통제 시스템, 현 수준통제 적정 요인이 도출되었다. 결론 탄소중립 등 정부의 활성화 정책, AMC 관리능력 향상, 지역주민들과의 수익공유, 이사회 책임과 권한 강화, 내부통제 시스템 강화를 통해 신재생에너지 리츠를 활성화할 수 있다.

다국어 초록 (Multilingual Abstract)

PURPOSE The main purpose of this study is to derive an activation plan through analysis of new and renewable energy REITs trends. METHOD This study was conducted through in-depth interview techniques and content analysis with 15 financial experts working in financial institutions from March 1 to May 31, 2024. RESULT First, the perception of new and renewable energy REITs led to the spread of ESG management, the Paris Agreement and carbon neutral government policy, the activation of listed REITs, and the improvement of the REC system. Second, solar, wind power, and ESS factors were derived from the prospect of investing in new and renewable energy REITs. Third, the direction for stable power supply was derived from the factors of the value of the underlying asset, government policy support, appropriate electricity return, and AMC management ability. Fourth, in terms of civil complaints and conflict resolution strategies, factors such as profit sharing with local residents, communication and cooperation, the establishment of an institutional conflict resolution organization, and investment in existing substations and power plant sites were derived. Fifth, as a way to improve the governance structure of new and renewable energy REITs, factors such as strengthening the responsibility and authority of the board of directors, introducing a performance system, and incorporating AMC KEPCO subsidiary were derived. Sixth, as a way to improve compliance with renewable energy REITs, the selection of professional personnel and periodic replacement, strengthening internal control systems, and appropriate factors for current level control were derived. CONCLUSION renewable energy REITs can be activated by revitalizing government policies such as carbon neutrality, improving AMC management capabilities, sharing profits with local residents, strengthening board responsibilities and authority, and strengthening internal control systems.
