This study extends conventional migration research by examining how housing prices shape interregional migration among middle-aged adults (aged 50–64), moving beyond the view of housing prices as a single cost variable. To this end, housing price effects are decomposed into three dimensions: absolute price level (Barrier), price distribution structure (Segmentation), and relative price gap between origin and destination (Gap).
Using origin–destination (OD) panel data at the municipal level (si/gun/gu) from 2015 to 2021, the analysis applies a Poisson pseudo maximum likelihood (PPML) gravity model with OD-pair and year fixed effects.
The results show that while the absolute housing price level at the destination tends to reduce migration, the effect is not statistically significant. In contrast, tthe model incorporating price distribution structure reveals a concentration of migration into specific price segmentations, with a significant increase toward fourth quintile (Q4) regions. Furthermore, the relative price gap model identifies an asymmetric pattern: migration decreases when destination prices are lower than those of the origin while it increases toward relatively higher-priced regions.
These findings suggest that interregional migration among middle-aged adults is not driven by simple cost-avoidance behavior, but rather reflects selective mobility based on relative price positioning and the broader structure of the housing market.
