This study analyzes the structural determinants of the homeownership gap between young households (defined as those with household heads under age 40) and non-young households, using data from the Survey of Household Finances and Living Conditions for the period 2012–2024. To address the limitations of prior studies that focused primarily on group-specific determinants, it employs logistic regression and the Oaxaca-Blinder multivariate decomposition to decompose the gap into endowment and coefficient effects. The results reveal a dual structure in which endowment effects (49.4%) and coefficient effects (50.6%) contribute in nearly equal proportions. In terms of endowment effects, the disparity in net asset distribution (+37.94%) emerges as the dominant factor, confirming that insufficient asset accumulation constitutes the primary constraint for young households. Regarding coefficient effects, debt (–37.25%) contributes to reducing the gap, reflecting young households' greater reliance on financial leverage. Furthermore, the signs of the coefficients on the marriage and single- person household variables are reversed between the two groups, indicating that marriage and household formation function as structural constraints rather than pathways to housing stability for young households. These findings suggest that youth housing policy should move beyond income support and instead focus on promoting asset formation and providing targeted support at the stage of household formation.
