주택 사업을 위한 마케팅 정보시스템 개발에 관한 연구: 수도권 가격 데이터를 중심으로 = Developing an Marketing Information System for Housing Business Based on Price Data of the Metropolitan Area

국문 초록 (Abstract)

본 연구의 목적은 주택 및 부동산 사업에 필요한 정량적 분석 모형을 개발하고 그 모형에 기반을 둔 정보시스템을 구축하는 것이다. 이러한 정보시스템은 확장 가능하며, 데이터 웨어하우스와 OLAP 의 개념을 활용하여 개발된 것이다. 선행 연구와 비교해서 주택 사업을 위한 정보시스템 관점에서의 연구는 드문 실정이다. 분석 모형과 개발된 정보시스템은 사업시기분석, 지역분석, 인구이동분석, 재고시장분석, 미분양현황분석, 수요예측분석, 가격분석 그리고 가격추정분석으로 구성된다. 특히 가격추정분석은 시장가 격에 기반을 둔 가격추정 모형이다. 본 연구의 주요한 기여는 연구 모형 및 정보시스템을 부동산 및 주택분야에 도입하고 개발 절차와 방법을 제시한 것이다. 이러한 내용은 기존 연구뿐만 아니라 새로운 연구에도 적용될 수 있으며, 공기업 및 민간업체들은 사업추진 주택지역에 대한 분석과 가격 산정을 사전에 예측하여 체계적인 사업계획 수립의 정보로 활용할 수 있을 것이다. 특히 본 연구 모형과 정보시스템은 실무적인 관점에서 개발되었고 활용되고 있다.

다국어 초록 (Multilingual Abstract)

The purpose of this research is to develop quantitative analytical models for housing business and to implement an information system based on the models. The information system is extensible and developed under the concept of data warehouse and on-line analytical process. The studies on developing an information systems for housing business are scanty. The models and information systems consists of business time analysis, regional analysis, movement of population analysis, stock analysis, unsold apartment analysis, demand forecasting analysis, price analysis, and price estimation analysis. Especially the price estimation analysis is using a price estimation model based on market prices. The main contributions of this research are to introduce real estate and housing areas to the concepts of the models and information system and to show development processes and methods. These methods can be applied to both past studies and new studies. And the methods are useful to housing companies for building systematic housing business plans. Especially this research provides the practical usefulness of the system for practical business.
