A Real Estate Investment Trust (REIT) is a real estate company that offers common shares to the public and invests on the securities which focus on the real estate; leasing, developing, trading, etc. A REIT is the company of investing on the real estates and managing income-producing properties according to 「the Real Estate Investment Company Act」. It invests in the real estate as an agent of the public and then distributes most of its profits similar to the working way of any other stock, such as mutual fund. However, there is a difference between REITs and mutual fund since it invests on the real estate that real company employs the fund.
In the Republic of Korea(South Korea), after enact of 「the Real Estate Investment Company Act」 in 2001, the scale of REITs' property enlarged almost 6.3 billion dollars (exchange rate: ₩1,140/$1) in October 2010. The law revised that all of REITs equity was able to invest on the real estate development since October 2007 and then the Development REITs was established in 2008. Development Self-Management REITs was also established in October 2008 that the real estate development market enlarged and differentiated it from the Real Estate Fund. The real estate development market was being advanced and clarified with the participation of the Development REITs in all levels of the investing process.
Domestic REITs invests within the limited area of real estate, especially office buildings, that it has relatively small importance in the real estate market. Moreover, public investors have low interest on REITs because of many regulations and the lack of public relations. REITs, therefore, has to solve the problem of tax consideration and guarantee stable income to the investors to promote the Development REITs.
The purpose of lowering minimum investment regulation was to extend the range of investors. The problems of real estate market disorder, which has occurred from it, must be solved to vitalize the Development REITs. However, small REITs companies cause insolvency in the real estate market that government have to supervise by engaging experts in the market and thorough loan management. Moreover, government has to offer tax favors, kinds of a tax reduction, to the investors who invest on the Development REITs. It is important to use PFV(Project Financing Vehicle) system for the purpose of saving corporation tax and composing a Real Estate Investment Company with PEF(Private Equity Fund) to encourage latent power of a business. A limited partnership, which infers financial investors are manage properties and constructors are only construct buildings, should be introduced to distribute investment risks, as well.
The value of a company is identical with the worth of the company's brand value that a company should promote and manage their specific brand as a long run strategy. REITs are still unfamiliar with the public investors that it should promote their profitabilities by public promotions, either. Based on 「the Real Estate Investment Company Act」, which revised in April 2010, the real estate market should develop and promote various REITs commodities which guarantee stable income to the investors. Finally, newly established real estate market will be extended as the investors change their negative mind over the real estate market investment, and prefer REITs as a good contrivance of investment.
