    최근 몇 년 동안 중국 부동산시장이 지속적으로 가열됨에 따라 주택 가격의 상승은 사회적, 경제적 및 개인 생활, 특히 결혼 여부에 지대한 영향을 미쳤다. 본 연구의 목적은 주택 가격이 미혼율과 이혼율에 미치는 영향을 살펴보고, 코로나19 팬데믹과 학력의 관계에서 조절 효과를 추가로 분석하고, 특히 성별의 차이에 따라 주택 가격이 남성과 여성의 미혼율 및 이혼율에 미치는 영향을 분석하는 데 있다.
    본 연구는 2013년부터 2022년까지 중국 31개 성의 패널 데이터를 사용하여 회귀분석을 사용하여 제시한 가설을 실증적으로 분석하였다.
    연구 결과에 따르면 주택 가격의 상승은 미혼율을 유의하게 증가시켰고, 이러한 추세는 남성과 여성 모두에서 동일하게 나타났으며, 또한 주택 가격의 상승은 이혼율을 유의하게 감소시켰으며, 성별에 따라 유사한 결과를 나타냈다. 동시에 코로나19 팬데믹은 주택 가격과 미혼율, 특히 남성의 미혼율에 부정적인 조절 역할을 하며 코로나19 팬데믹은 주택 가격과 이혼율, 특히 여성의 이혼율에 부정적인 조절 효과가 있었다. 학력의 조절 효과 측면에서 고학력은 주택 가격과 미혼율의 관계에서 부정적인 조절 역할을 하여 주택 가격이 남성 미혼율에 미치는 영향을 현저히 감소시키지만, 학력은 주택 가격과 여성 미혼율에 큰 영향을 미치지 않는 것으로 나타났으며, 주택 가격과 이혼율의 관계에서 학력의 조절 효과는 긍정적인 것으로 나타났고, 특히 남성의 이혼율에 상당한 영향을 미치는 것으로 나타났다.
    본 연구의 기여도는 첫째, 주택 가격, 성별, 코로나19 팬데믹 그리고 학력이 결혼에 미치는 다중 및 복합적인 영향을 분석하고, 둘째, 실증분석을 통해 성별에 따른 이러한 요인의 차별화 효과를 검증하여 정책 입안자들에게 부동산시장 규제, 결혼 및 사회복지 정책 등에 대한 이론적 근거와 실증적 지원 방안을 제공한다.

    As China’s real estate market experiences sustained price surges, housing costs have evolved from a mere economic metric into a profound determinant of demographic behavior. This study investigates the direct impact of housing prices on the unmarried and divorce rates across the country. Going beyond simple linear relationships, the research explores a dual-moderating mechanism: the external macroeconomic shock of the COVID-19 pandemic and the internal structural factor of educational level. A key focus is placed on gender heterogeneity to uncover how these complex dynamics affect men and women differently in the marriage market.
    Utilizing a fixed-effects panel regression model on data from 31 Chinese provinces spanning 2013 to 2022, the empirical analysis systematically compares effects across total, male, and female populations. The findings reveal that rising housing prices significantly increase the unmarried rate, acting as a formidable economic “entry barrier” to marriage. Notably, this effect is substantially stronger for men than for women. This gender asymmetry reflects the disproportionate burden of traditional societal expectations, where the responsibility of homeownership heavily falls on men, effectively delaying or excluding many from marital opportunities in a high-asset-value environment.
    Conversely, the study challenges the conventional economic stress hypothesis regarding marriage dissolution. The data demonstrates that higher housing prices significantly decrease the divorce rate. This points to an overwhelming “asset effect”—a “golden handcuffs” phenomenon where the severe financial risks and potential losses associated with property division force couples to maintain their marriages despite potential distress. Furthermore, the dual-moderating analysis indicates that the COVID-19 pandemic negatively adjusted the relationship between housing prices and the unmarried rate. Meanwhile, a higher educational level buffered the economic pressure on unmarried rates (particularly for men) and amplified the divorce-suppressing asset effect.
    Ultimately, this research extends the literature on family economics by illuminating the gender-asymmetric impacts of housing prices and the intricate mechanisms driving marital decisions. The findings underscore the urgent need for policymakers to provide targeted housing support to lower the economic barriers for young adults. Simultaneously, it highlights the necessity of establishing robust legal and social safety nets for vulnerable individuals who may be constrained by the economic bindings of marriage during periods of macroeconomic volatility.
