부동산중개업의 경영성과요인에 관한 연구 = A Study on Management Performance of Real Estate Brokerage Business

국문 초록 (Abstract)

본 연구는 부동산중개업자의 행동특성변수와 직무변수를 포함한 부동산중개업의 경영성과모형을 구축하여 효율적 부동산중개의 운영에 관한 시사점을 제시하는 데 그 목적을 두었다. 분석결과 전체 유의변수들 중 수도권에의 위치여부, 중개대상물의 수, 신뢰성확보, 거래 유형별 변수들의 표준화계수의 절대값들이 높게 나타남으로써 이들 변수들의 영향력이 경영성과를 높이는데 가장 크게 작용한다는 것을 알 수 있다. 즉 중개사무소가 수도권에 위치하고 주거래대상 부동산이 아파트?주택이면서 중개가능대상물의 수가 많고, 특히 의뢰인에게 믿을 수 있는 중개업자라는 신뢰감을 줄 수 있을 때 경영성과는 더 높아진다는 것을 알 수 있다. 또한 유의확률을 10%로 설정했을 경우에는 재개발, 재건축변수와 소유권 등의 권리관계의 변수 등도 유의하게 되어 재개발, 재건축 등의 개발지역이 중개사무소의 중개대상물에 포함되어 있는 경우 더 높은 경영성과를 누릴 수 있으며, 소유권 등의 권리 관계변수 등도 경영성과에 영향을 주는 것을 알 수 있다.

다국어 초록 (Multilingual Abstract)

This study established the management performance model of real estate brokerage business through regression analysis. This study presents the following suggestions: Of the characteristic variables of the job variables of the significant variables by characteristic, the establishment of credibility and physical feature alone were elicited. This implies that the general factors such as location, operation and demographical characteristic have a greater effect on the management performance of the real estate brokerage business than the behavioral factors of the real estate agent elicited in the job model. However this study found that the behavioral factors of the real estate agent such as the establishment of credibility, the understanding of the physical condition of the articles for brokerage and the like included in the residual of the regression formula in the previous studies were the important factors that exerted an effect on the management performance of the real estate brokerage business. Accordingly, to improve the management performance of the real estate brokerage business, it is important to take into consideration such general factors as the selection of the good location, the selection of the particular articles for brokerage and the like and endeavor to provide the client with detailed information about the subject real estate with the understanding in that real estate brokerage business is specialized service business.
