It is the purpose of this thesis to suggest improvement program of real estate brokerage for its development. To begin with, I surveyed the basical matters and then, considered the ethics required to agents. I also studied the several real estate brokerage system of American and Japan, along with advanced countries in Europe, for the purpose of comparative analysis in order to fix real estate brokerage corresponds to given social condition.
I have selected and examined a few problems of the real estate system which prevents real estate brokerage from developing. And then, proposed improvement program. Its contents is as follows.
First, The introduction of An exclusive contract trust system is shortcut not only to enterprization of real estate brokerage, but also to specialization of that. Additionally it gives both agents and clients
Second, Most of agents are so middlemen that their specialization is very low.
Therefore I've found out the way not only to alter experienced middlemen to agents through regular education and partial exemption of the subjects for examination, but also to regard them as licensed real estate agents through special education and slection.
Third, Real estate brokerage should be medidated in accordance with present social situation, limited brokerage abolished and unreasonable brokerage system reformed. The many subdivided brokerage system should be simplified to three, four or five stages. It is proper to get 0.3 percent to 1.5 percent of that good: as per the kinds of goods.
Fourth, The nationwide real estate brokerage association should be its duty like protection of agent's right and interests, discipline, supervision, education, and so fourth, although they have not carried out its role fully so far.
Finally, The public-owned information distribution committee should be bulit and managed. The nationwide real estate brokerage association should lead the establishment of The public-owned information distribution committee by a local unit at first and spread gradually into nationwide.
But as the prior condition to establishment of the public-owned information distribution system, the exclusive contract trust system should be introduced to real estate brokerage. and the real estate circulation market should be improved Also agent's specialized knowledgement, the development of agent's disposition, the obedience of agent's ethics should be followed and obstacles which inhibit the development of real estate brokerage removed.
Especially, The nationwide real estate brokerage association has to do many-sided efforts such as revision of real estate brokerage law through lobby against government and cencerned party, or legislation of the real estate sale law, and so fourth, which make real eatate market stablize and real estate brokerage be as a special job.
