계층분석기법(AHP)을 활용한 생태 주거단지 개발 지표 선정에 관한 연구 = (A) Study on the Development Criterion Selection of Ecological Housing Complex by Analytic Hierarchy Process

국문 초록 (Abstract)

18세기 후반에 시작된 산업혁명 이래로 현대사회는 고도성장을 거듭하였고, 급속화된 산업화로 인해 생활은 윤택해 졌으나, 환경오염과 소음등의 심각한 문제를 야기시켰다. 이러한 문제는 삶의 질에 대한 요구와 사회적 트렌드를 변화시켰고, 이에 따라 생태에 대한 각 분야의 연구가 활발히 진행되고 있으며, 실제 적용하는 사례도 늘게 되었다.
국내에서도 이러한 트렌드에 맞춰 생태에 대한 연구와 적용사례가 증가 추세에 있지만 아직은 생태에 대한 전문적인 지식과 경험을 갖춘 전문가들이 부족한 상태이다. 특히, 주거분야에 있어서는 생태 주거단지 개발에 있어 외국의 계획지표를 무작정 따라하는 수준에 머물러 있다.
이러한 이유로 생태주거단지 개발과정의 전·후에서 많은 문제점을 나타내고 있으며, 준공과정에 있어서도 생태적 요소 한·두가지를 적용하여 생태주거단지로 대변하는 경우가 대 다수인 실정이다.
그렇기에 본 연구에서는 도시계획을 위한 설계자 입장에서의 계획지표를 위한 기존 연구에서 벗어나 부동산 개발자 입장에서의 생태 주거단지의 개발지표를 연구함으로써 개발자로 하여금 명확한 기준점을 설정할 수 있게 하고, 그 지표로 하여금 개발과정에 있어서 문제점을 축소시키고 평가하여 실질적인 생태 주거단지의 모습을 갖출 수 있도록 한다.
본 연구는 제5장으로 구성하였으며, 제1장에서는 연구의 배경, 범위, 방법, 과정을 서술하였다. 제2장에서는 생태주거단지 개발지표 관련이론 고찰을 통하여 종합적인 세부계획지표를 도출하였다. 제3장에서는 생태주거단지 개발지표 선정을 위한 사례분석으로서 실제 적용된 기법을 분석하여 계획기법을 종합화 하였다.
제4장은 생태주거단지의 개발지표 선정으로서 각각의 도출된 세부지표를 종합화하여 예비지표를 선정하고, 선정된 예비지표를 델파이 및 AHP를 통하여 지표를 체계화·객관화시켜 최종 개발지표를 선정하였다. 제5장은 결론으로서 본 연구를 종합화하여 연구의 기대효과 및 향후 연구과제를 서술하였다.
본 연구의 핵심적인 내용은 실질적인 생태 주거단지의 모습을 갖출 수 있도록 개발지표를 선정함으로써, 개발자에게 생태 주거단지 개발을 위한 기준점을 제시하고, 평가할 수 있도록 하여 실제적인 생태 주거단지 개발을 유도하려 하였다. 또한 연구 중 개발지표에 대한 선행연구의 부재로 자료의 객관화와 체계화가 절실히 요구되었고, 이에 대한 방법으로 델파이 기법과 AHP를 적용함으로써 개발지표를 체계화·객관화시킴으로써 그 문제를 최소화 하였다. 선정된 최종 개발지표 모델은 실제적이고 핵심적인 생태주거단지 모델로서 많은 연구자 및 개발자에게 참고자료로 활용되기를 기대한다.

Since the Industrial Revolutin begun in the late 18th century, modren society experiencd rapid economic growth and human life come to be more abundant. However, it caused serious social problem such as environmental pollution and noise. These problems brought about the demand of the quality of life and changed the social trend. For these reason, many researches of various fields have been carried about ecosystem and Its appications come to actualize.
In our country, the trend of this sort is rising researches in ecosystem and the application of examples, however these are not enough knowledge and experience of professional specialists about ecosystem yet. In particalar, there is a house field and ecological residence which maintains a standard on following plan index of the foreign countries.
With like this reason it shows many problems from beginning and closing of the development process of Ecological Housing Complex. Also, there is so many process and it applies and speaks which Ecological Housing Complex is the large majority actual condition.
It is like that from this research which it escapes from the research which it escapes from the existing research for the planning index of the develper, it researches the development standars of Ecological Housing Complex from real estate developer position with the developer can set up a accurate standard. With the index, a problem point of the developer can set up a accurate standard. With the index, a reduction and evaluation, also the possibility of equipping the features of the Ecological Housing Complex.
This research composed 5th chapter, it described the background, a scope, a method and a process of research from 1st chapter. Ecological Housing Complex development standards relation objection investigation led from 2nd chapter. As the instance analysis for Ecological Housing Complex of development standards selecting fact it analyzed the technique that is applied a plan technique from 3rd chapter
4th chapter as development standards selecting of the Ecological Housing Complex does the detail standards that becomes each escape and it selects from the methods of Delphi and AHP, 5th chapter researched and conclusion described that the expectation effect and a research subject for hereafter
The essential contents of the research that it looks at the possibility of equipping the features of Ecological Housing Complex, selects a development index. The developer offers the datum point for development of Ecological Housing Complex, it would evaluate in order, and it induces a substantial development of Ecological Housing Complex from the applications of Delphi and AHP.
