비시가화지역의 토지이용 실태 및 문제점 분석 = 충북 청주시 사례를 중심으로

국문 초록 (Abstract)

통합시 출범 이후, 현재 청주시는 도시 주변지역으로의 개발 압력으로 인해 난개발이 심각하다. 이러한 상황에서 시는 지속가능한 성장과 관리를 도모하기 위한 광역적인 차원에서의 토지이용 관리를 유도하고 있다. 이러한 배경에서 본 연구의 목적은 충북 청주시를 대상으로 토지이용 현황 및 실태를 분석하고 문제점을 진단하는 데 있다. 연구결과, 청주시 비시가화지역 토지이용의 가장 큰 문제점으로 주요도로를 중심으로 한 난개발의 심화, 산림·농업지역의 개발행위 증가, 동지역과 읍·면지역의 경사도 기준 상이, 도시계획위원회의 심의대상 제한이 도출되었다.

다국어 초록 (Multilingual Abstract)

After the consolidation, the Cheongju-si is currently suffering from severe indiscriminate development caused by the external pressure to develop the neighboring areas. Under the present circumstances, the city is encouraging a broad-scale land management to promote sustainable growth and management. In this regard, this study aimed to analyze and diagnose the present situations of existing land use in Cheongju, Chungbuk. The findings suggest that the most serious problems regarding the non-built-up land use include the intensification of the indiscriminate development around the main road; increasing the act of developing forest and agricultural areas; different slope gradient standards for‘dong’and ‘eup and myeon’areas; the City Planning Commission’s making restrictions on the objects of consideration.
