It is difficult in the domestic construction industry to align the plans of construction period at the construction site such as conditions that institutional changes of the reduced working hours system to 52 hours per week, the implementation of the Ready-mixed concrete just between 8 to 17 o'clock, the intervention of various construction labor unions, the increase in complaints around sites, changes in the construction industry and severe environments such as restrictions on mobilization of human resources due to the coronavirus Covid-19. In order to make up for the delay schedules or estimated delays, rush construction method is mainly adopted after analyzing of optimal construction period. The optimal construction period could comply with appropriated period for the project and measured period within the range of not-affecting on construction accuracy and not-causing cost damage such as additional costs. The rush construction period which is shorter than optimums increases the progress speed at the expense of construction accuracy and economy in order to recover the plans, and finally completes it, but is not desirable in the construction project management.
Researches on calculation of optimal construction period has been continuously studied, but due to lack of actual data at various construction sites and different calculated methods, researches applicable to actual construction sites are deficient. In addition, it is difficult to apply formalized optimal period due to different ground conditions, climate and surroundings depending on the domestic area and on-site project and due to different technical competition with construction companies and shortening of the appropriate construction period. It is necessarily considered to make an effort to comply with the calculated optimal period due to changes in the system, applications of working hours of 52 hours per week, and social restrictions due to the Covid-19.
Therefore, this study propose the calculated models of rush construction cost for apartment housing project with searching for the measures that can be applied and providing an optimized amount calculation models that can be applied to other sites by establishing an appropriate amount calculation guideline for applying to the rush construction.
