In the late 1900s, Seoul saw its population surge due to the rapid development of jobs, but failed to provide their homes. In order to solve the housing shortage caused by this, quantitative supply of apartments such as population distribution policy, large-scale apartment complex development, and 2 million housing supply policy was carried out, and the housing supply rate exceeded 100%. This seemed to have solved all the problems, but as time goes by and lifestyle changes, new problems such as increased vehicle retention and increased waste emissions are emerging. In order to solve this problem, changes such as changing the structure of the house to suit the changed lifestyle must be accompanied, but the resolution of this problem leaves a lot of structural life for apartment buildings and makes it difficult to implement such changes due to legal restrictions or ownership problems. Among them, apartments with less than 30 households can be built by operators not managed by the Korea Housing Association, threatening the safety of residents.
According to the purpose of designating residential areas with more than 50 percent of Seoul's area, there are some differences among countries such as the U.S., Germany, and Japan, but they are allowed to be used for other purposes for the convenience. As a result, the problems of commercialization of residential areas have also led to the phenomenon of gentrification, but the use of complex uses of buildings has the advantage of being able to use land more reasonably. Therefore, the factors of residential commercialization or nesting phenomenon were investigated to confirm that the width of the road, the shape of the road, and the arrangement of blocks were involved, and the risk was minimized in the regeneration of this study.
Existing urban regeneration refers to strengthening regional capabilities and introducing new functions to solve problems of reconstruction and redevelopment methods. If you look at the implementation method, the public characteristics are strong, such as alley maintenance, installation of living facilities such as public parking lots or joint use facilities, and community formation through program operation, and it is difficult to feel the effect.
In this study, the goal was to create a community space for communication in the community and to find ways to solve problems and maintain operations in the block so that regeneration can be felt. Among the areas selected as urban regeneration revitalization zones to derive specific measures, less than 30 households completed before 1996, when the Housing Construction Standards Regulation was revised, were selected as the target and the types of spaces to be implemented are as follows.
First, it is a communication channel for safety management and maintenance of buildings and a community space for community activities. Second, it is a shared space where residents of small apartments can share their talents or engage in educational or childcare activities such as joint childcare, after-school programs, and start-up education. Third, it is a convenient space for solving problems of the block, such as garbage disposal facilities, parking lots, and unmanned delivery boxes, and promoting convenience in life. Finally, it is a space for neighborhood living facilities to prepare residents who operate the three spaces mentioned earlier. Looking at the characteristics of each space, the basement or ground floor with direct access from the road was best used as a community space, and vertical expansion measures were proposed in case there were no vacant houses on the first floor of the relevant area or were not used for non-residential purposes. However, due to the restriction of the [Act on Fire Prevention, Installation, Maintenance, and Safety Management of Firefighting Facilities], buildings with more than four stories that could not be installed during vertical expansion were excluded from the expansion.
According to the composite joint regeneration analysis, it is possible to develop apartments with less than 30 households alone, but it can be seen that the effect is great if idle space is utilized by complex development of more than two lots. However, additional research is needed because vertical expansion is not possible or there are many cases of apartments adjacent to detached houses.
