This study is based on the 2022 Housing Finance Corporation’s “housing Finance and home mortgage loan status survey.” Factors influencing mortgage borrowers’ satisfaction were analyzed using a proportional odds logistic model with moderating variables. The analysis of 836 households revealed that the key factors significantly affecting mortgage borrowers’ satisfaction were loan maturity, monthly repayment amount, loan amount, occupation of the household head, interest rate type, method of housing acquisition, total debt, and region (in that order). The most influential factors on mortgage borrower satisfaction were loan maturity and monthly repayment amount, with shorter loan maturities and lower monthly repayments leading to higher satisfaction levels. Additionally, total debt was identified as a moderating variable, with lower total debt and higher loan amounts leading to higher satisfaction levels, whereas high total debt combined with a variable interest rate resulted in significantly lower satisfaction levels. Given the current economic environment with rising interest rates, the burden of repaying both the principal and interest for mortgage borrowers is continuously increasing. This study holds significant value for understanding the factors influencing mortgage borrower satisfaction. Specifically, it provides key insights for consumers with a strong desire to purchase housing, potential demanders, and financial institutions.
