      The apartment building as the general urban housing form in Korea have been censured continuously by the professional architect groups and the public, cause of the uniform exterior shape and design of the apartment building. It has been generally recognized that architectural law implementation is the most effective way to promote the aesthetic visual quality of apartment building, but most of the alternatives for the promotion of the aesthetic visual quality of apartment building were about the exterior color scheme, the passive alternative. Therefore, for the more active and fundamental improvement of the aesthetic visual quality of apartment building, the analysis and research should be devised on the figurative component elements of apartment building and the relating restrictive regulations in the more concrete and practical ways. To achieve this purpose, the informations of the domestic and foreign apartment buildings and the related regulations with them were collected and analyzed, and the interviews with the architects who manage and plan the real apartment site projects through the whole stages were done. On the bases of the results of these successive performances, 5 elements which would be the most effective factors in designing the apartment building - balcony, piloti, equipments on the top of the building for water tank and elevator facilities, side wall of the building, ground level of the building - were selected. The overview and comparative analysis for the related regulations on the bases of the issues relating with the aesthetic visual quality of the selected 5 elements in the design process were done repeatedly. The critical disputed points and analysis results of each element were as follows. Balcony - especially, 'long and continuous shaped balcony'- is one of the most effective factors to make up the aesthetic visual quality of apartment building. And the openness of the balcony space, the calculation system of the balcony area and the regulation of the isolating distance between buildings should be improved basically to promote the aesthetic visual quality of the apartment building. Piloti is one of the planning vocabulary to maintain the continuity of the pedestrian space and the openness of the residents' visual-perception in designing the apartment sites. According to the recently revised architectural enforcement regulations, piloti(except the partly planned piloti) height is excepted from the total building height, but it is included to the total building story. Therefore, it is needed the piloti height not to include both the total building height and the total building story to activate the piloti space. For the various design of ground level of the building, it would be the various design alternatives, for example, the attached room to the 1st floor units, the street house and the house type which is directly entered from the street to the inside. For the active application of these various designs, incentive regulation of the isolating distance between buildings should be introduced and the calculation system of the floor area of attached room to the 1st floor units could be considered. In the case of side wall of the apartment building, incentive regulation of the isolating distance between buildings could be considered for the creative projections and design alternations on the side wall The height of the structure on the top of the building for water tank and elevator facility is not included to the total building height when the floor area of the structure is under 1/8 of the floor area of the apartment building and the height of the structure is under 12m. But it should be considered regard to the incentive regulation of the floor area calculating system and the height restriction according to the width of the front side street of the building. For the practical application with these above suggestions, the concrete and advanced complementary researches and many-sided analysis for the suggestions are needed continuously.
