時代的 變遷에 따른 建設經營의 核心 成功 要因 分析 : 經營管理 側面을 中心으로

국문 초록 (Abstract)

본 연구의 목적은 두 가지이다. 하나는 시대적 변천과정에 따라 건설경영의 활동분야별 주요 요인을 분석하여 핵심 성공요인를 도출하는 것이다. 다른 하나는 건설경영의 변천과정 고찰을 통해 변화추세를 분석하여 건설경영의 미래 패러다임을 도출하는 것이다.

이를 위하여 연구는 세 단계로 나누어 수행되었다. 첫째 단계에서는 우리나라 건설산업의 변천과정에 대하여 고찰을 하였다. 둘째 단계에서는 건설경영의 활동(기능) 분야를 분류하고 각 활동분야의 시대별 분석을 통하여 활동분야별 핵심 성공요인을 도출하였다. 셋째 단계에서는 둘째 단계에서 동시에 수행한 시대별 변화추세의 분석과 최근의 환경변화 요인 분석을 통해 건설경영의 미래 패러다임을 도출하였다.

본 연구의 결과는 다음과 같다.

첫째, 건설경영에 있어서 경영의 근저(根底)를 이루고 있는 통시적(通時的)
핵심 성공요인으로 7개의 경영활동 분야에서 20 개를 도출하였다.

둘째, 건설경영 변천과정의 변화 추세 분석과 현재 진행되고 있는 환경변화
요인 분석을 통해 건설경영의 미래 패러다임을 3 가지 도출하였다.

이상과 같은 연구 과정을 통하여 도출된 건설경영의 핵심 성공요인들은 경쟁력 강화 및 경쟁우위 확보를 통해 지속적인 성장을 이루기 위해 건설경영의 주안점을 어디다 두어야 할 것인가에 대한 해답을 주거나 지침을 제공할 것이다. 또한 이와 함께 도출된 미래 패러다임들은 환경의 급변과 강도 높은 경쟁을 극복하기 위한 전략을 수립하는 데에 유용한 시사점을 제공할 것이다.

다국어 초록 (Multilingual Abstract)

The purposes of this study are as the followings; One is to draw the c-ritical success factors(CFSs)of the construction business administration through considering the periodical changes of it. Another is to deduct the future paradigms of the construction business administration by analyz- ing the trends of periodic changes in the construction business admini- stration of the construction industry.

This study was performed through the three steps. At the first, the changing process of the construction business administration in Korea was contemplated. At the second, the activities(functions) of the construction business administration were classified. The result was seven activities. Then, the CFSs of each activity through analyzing the periodical process of it were drawn. At the third, the future paradigms of the costruction business administration were deduced by analyzing the trends of changes for each activity drawn at the second step and the recent changes of the circumstances.

Through the above steps, the following conclusion was reached.

First, the twenty diachronic CSFs from the seven activities which are rooted in the construction business administration were derived.

Second, the three core paradigms of the construction business administration in the future were deducted to meet the trends of changes in the periodical process and the changing factors in the recent surroundings.

As the above, those CFSs will provide the answers or the guidelines about the question which factors should be focused to secure the comp-
etitive advantages through reinforcing the competitiveness and to achieve the sustainable growth. Also the three core paradigms will afford the implications to formulating the survival strategies or the growth strategies to overcome the rapid changes of the recent cir- cumstances and the increasingly fierce intensity of the nowaday competition.
