다중이용건축물 감리업무 재분류를 통한 감리원 배치기준 개선 방안 마련 연구 = Reclassifying Supervision Tasks to Enhance Staffing Standards for Multi-Use Building Management

국문 초록 (Abstract)

다중이용건축물 배치 실태 및 실제 수행업무를 분석하여 감리원 배치기준과 미수행 감리 업무에서 개선이 필요한 업무수행 범위를 도출하였다. 도출한 결과를 기반으로 기본업무와 기본외 업무로 구분하여 다중이용건축물 건축공사 감리원 투입 인원수 산정기준을 제안하였다. 현행 기준 투입량은 평균 약 8.16% 감소하였으며, 기본업무는 약 13.22% 감소하였다. 본 연구는 건설엔지니어링 대가 등에 관한 기준의 평균 건설사업관리 기간 및 공사비에 따라 시뮬레이션을 진행하여 모든 다중이용건축물에 적용하기에는 한계가 있다.

This study focuses on improving standards for assigning supervisors to construction projects involving public use facilities. It addressesconfusion caused by inconsistent duty classification systems across different legal frameworks. By examining real cases of supervisorassignments and their actual duties, the study highlights areas that need better standards and clarifies overlooked supervisory responsibilities.
Based on these findings, a method is proposed to calculate the number of supervisors required by dividing their duties into basic andnon-basic categories. When applied to average benchmarks for construction engineering payments, this method resulted in an overall reductionof 8.16 percent in standard input, with basic duties showing a 13.22 percent decrease. However, since the simulation relies on averagemanagement periods and costs from construction payment standards, the results may not apply universally to all public use facilities.
