재택근무 도시의 규모는 기본적으로 집중화 요인과 확산 요인 등 2가지가 규율한다. 집중화 요인은 생산활동의 집적효과, 재택근무로 인한 공간절약 요인 등 2가지를 꼽을 수 있다. 도시규모의 확대요인은 이주효과, 재택근무의 상보성에서 기인하는 소득효과 등이 있다. 이들 두 가지 요인들은 제3의 규율요인에 따라 그 효과가 증폭되기도 하고 축소된다. 이러한 보조적 요인으로는 근로자간 상호작용 요인, 사무실 근무에 필요한 공간소요, 도시의 유형(개방형, 폐쇄형 등), 토지이용제도의 유연성 등이 있다. 토지이용 제도가 경직적인 경우 재택근무의 확대에 따라 공간의 용도간 전환 필요성이 발생하고 토지이용제도가 이에 비탄력적으로 대응하게 되면 도시의 확산의 촉진되기도 하고 억제되기도 한다.

This study examines what would happen in city size when more telecommuting occurs. The study assumes that more telecommuting occurs when (1) telecommuters’ labor cost share is increased out of total production cost and/or (2) workers show more favorable attitude to-ward working from home. The conventional wisdom so far is that more telecommuting will result in bigger cities. The study shows that in the city of telecommuting two opposing forces regulating the city size are working, one centralizing and the other decentralizing urban activities, and that depending upon which forces dominate the city could either shrink or expand. These two fundamental forces are examined in the city where workers are given the option to freely mix the work hours at office and at home and land use of the city is en-dogenously treated. The rise in productivity of the economy due to telecommunications technology works in the location-discriminatory fashion, and the geographical contraction of a city can result with population fixed.
