The purpose of this study is to develop an evaluation index of a urban regeneration project and thus evaluation elements related to urban regeneration project were developed and AHP analysis conducted to extract relative importance levels and priorities of the evaluation elements and index. In order to meet such study purposes, the time scope of study was set from the 1990s to present, beginning from when Korea actively began implementing urban regeneration projects and the spatial setting limited to metropolitan cities where the projects are pursued. Contents were limited to contemplating the urban regeneration project theories, designing AHP analysis models to developㆍsuggest urban regeneration evaluation index. In addition, research methods for the study included document research, Internet research, and survey research and secondly the analysis method involved statistical and technical analysis method.
Based on the above, urban regeneration evaluation index was developed as follows.
Firstly, urban regeneration project perspective index and urban regeneration conceptual perspective index were extracted as urban regeneration proejct evaluation index and they were combined to integrate similar index, while eliminating those that overlap to finally leave 6 large evaluation aspects, 24 middle evaluation items, and 80 small evaluation elements.
Secondly, to certify the appropriateness of the selected evaluation index, credibility analysis and element analysis were carried out to develop 6 evaluation aspects, 24 middle categories and 77 small categories as urban regeneration project evaluation index.
Thirdly, relative importance and priority of the developed evaluation index was analyzed, and the group of professionals was not divided into two groups specifically but integrated and the professors/researchers were categorized into professional A group and maintenance project management firm representatives as professional B group afterwards for analysis.
Based on the results of analysis mentioned above, the following are ways of evaluation index utilization.
Firstly, it can be utilized as measuring tool for the overall evaluation of urban regeneration project.
The evaluation index developedㆍsuggested in this study is largely composed of 3 levels of evaluation aspects, items and elements; the planning process based on evaluation aspects will allow actual project undertaking to focus on evaluation items, evaluation to focus on evaluation elements to make actual, overall evaluation of the urban regeneration project. In other words, past, present and future conceptual elements and business elements of urban regeneration were implemented for development which makes it an evaluation index that can be utilized for both the urban regeneration project currently completed or are in progress as well as the future urban regeneration projects that are to be pursued.
Secondly, it can be utilized as basic data for developing evaluation index for various projects related to urban regeneration.
Evaluation index developed in this study was not formed with specific urban regeneration project at its core but considered various aspects and elements of many urban regeneration projects to develop items and elements of evaluation index and its appropriateness was authenticated through empirical analysis. In other words, mandatory elements of urban regeneration project were selected broadly and were certified by professionals to sort out about 80 of index items, meaning it not noly prevented items that could be excluded or overlooked during the separate project evaluation index development process which represent the urban regeneration project but also acted as basis of selective extraction of necessary items.
Thirdly, it can be utilized as analysis frame for academic researches on urban regeneration.
This evaluation index, by extracting evaluation items and elements suggested by many preceeding studies with 4 major perspectives of urban regeneration at its foundation, can be used as means of analysis to solve numerous problems regarding and entailing the once abstract and obscure urban regeneration project.
