Recently, the development of large-scale apartment complexes in the Seoul metropolitan area is experiencing a slump such as unsold apartments, and the development of rural housing complexes in Gyeonggi-do is gradually increasing due to problems such as a surge in real estate. This study empirically analyzed the urban sprawl phenomenon of a new city by classifying it by housing use. First, it was confirmed that urban sprawl is occurring in Eup, Myeon, and Dong outside the new city. Second, in terms of urban growth (development pressure), the construction of detached houses in Eup, Myeon, and Dong and the construction of multi-family houses have a significant effect on the increase or decrease of the population of the parent city. In particular, when the population of a new city increases, the number of new detached houses and multi-family houses in the outer area of the new city also increases. This means that urban sprawl occurs due to the development pressure of the new city. Third, it affects the sprawl phenomenon according to the land use of the new city. In particular, the ratio of housing land in a new city had a negative (-) effect on the number of new detached houses and a positive (+) effect on the number of new multi-family houses. As the commercial and business land of the new city increased, the number of new multi-family houses in the outer Eup, Myeon, Dong was positive (+). It is interpreted that new houses will be built from the city center to the outskirts due to negative problems such as real estate prices in the city center. Accordingly, policy development goals and strategies were presented. First, it is to establish all devices related to the urban sprawl phenomenon in the metropolitan area. Second, plans must be made to meet the changes in the demographic structure and the characteristics of the new city. Third, it is necessary to plan the land use ratio of the new city more systematically. Fourth, it is an appropriate consultation between the government and the private sector in the development of a As a result of this study, it is shown that various discussions and reviews should be conducted in parallel to respond to the sprawl of the new town.
