목포권 주민의 부동산 의식 조사 분석 = 보유와 투자를 중심으로

국문 초록 (Abstract)

전남 서남부지역인 목포권(목포시를 중심으로 한 무안군, 신안군, 영암군, 해남군)은 최근 공공기관의 이전과 사회간접시설의 확충 그리고 각종 개발사업으로 인해 사회ㆍ경제적으로 많은 환경변화를 가져 왔다. 본 연구는 광범위한 전국적인 결과 보다는 지역이 갖는 특성을 통한 지역연구로서 인간 삶의 필수 재화인 부동산에 대한 목포권 지역민들의 의식을 조사ㆍ분석하여 각종 정책 수립 시 기초를 제공함을 목표로 하고 있다.
부동산에 대한 일반 의식을 조사ㆍ분석한 결과, 첫째 부동산에 대한 주민들의 관심도가 높고, 둘째, 부동산의 가치를 생활 기반과 투자의 대상이라고 인식하고 있으며, 셋째, 부동산 소유가 일부 계층에 편중되었다고 인식하고 있으며, 넷째, 부동산을 재산 증식의 수단으로만 여기질 않고 있고, 다섯째, 부동산 가격에 대해 현 수준의 만족과 더불어 소극적인 상승 입장을 취하고 있다. 마지막으로 외국인의 국내 부동산 취득의 전면적 허용에 대해 대채로 반대하고 있다.
부동산 투자에 대한 의식을 조사 분석한 결과, 첫째 대체로 부동산 정보를 가까운 지인을 통해 얻고 있고, 둘째, 여유자금을 부동산에 투자할 의향이 상당히 높고, 셋째, 장래 부동산에 대한 투자계획 또한 적극적이고, 투지대상 부동산은 농지와 영업용건물이 많았고, 예상 투자지역으로는 현 거주지역을 선호하고 있다.

다국어 초록 (Multilingual Abstract)

The southwestern part of Jeonnam, Mokpo Region(Mokpo urban areas including Muan, Shinan, Yeongam and Haenam-Gun), have been socioeconomically experienced in a wide spectrum in terms of transfer of public institutions, expansion of social overhead capital(SOC) and a wide range of physical developments. 'Real Estate Consciousness Survey' has been conducted to provide the fundamentals for establishing policies in real estate sector. It also focuses on local level case studies to reflect the scenario in local level perspective rather than national issues.
'Real Estate General Consciousness Survey' explores primarily the commercial interest of the participants in real estate industries, secondly public consciousness both about the real estate investment and need of housing. It also identifies the economic status of the residents in different level of society. The survey establishes that the major population doesn't rely only on real estate investment as the only way to acquire wealth. Predominantly, people are skeptical about the market steadiness of increasing property value although they are mostly satisfied with the current growth rate. In general a major part of real estate participants finally disagree with the government policies through which the foreign investors can purchase property and take the advantage of profit.
'Real Estate Investment Consciousness Survey' is an another part of study which identifies the sources of real estate information through which the participants come to know about the market rates of properties. Mostly, it propagates through personal social networks. It also justifies the general willingness of population for real estate investments. The research leads to a prognosis about the public optimism on real estate investment and their intensions to invest money in future at the vicinity of their own exiting lands which they are using mainly for agriculture and commercial purpose at present.
