In Korea, various systems have been improved so that public and listed REITs can be activated, such as the introduction of anchor REITs form 2016. Therefore, it has recently become a product of interest to general investors. currently, 302 REITs in operation, of which 15 are listed and traded. In addition, total assets exceeded KRW 7 trillion. Since 2016, the number of REITs has increased by about 78% and the asset size has increased by about 182%.
The purpose of this study is to help REITs investors in their investment decision-making by predicting REITs stock prices based on previous studies, and to help set the government’s policy establishment direction. Therefore, in this study, the results of previous studies are re-tested at the time after REITs activation. Also, as the biggest difference from previous studies, the influence factors were analyzed using the real estate market consumer sentiment index.
All variables used in the analysis were weekly data from August 13, 2018 to July 26, 2021, and the stock prices of Ktopreits, Areit, Shalphareit, Ereits, and Modetourreit were indexed using the market capitalization weighted method. As a proxy variable for the discount rate, a credit spread obtained by subtracting 3-year government bonds from 3-year non-guaranteed corporate bonds (AAA) was used. In addition, as proxy variables for real estate prices, the KOSPI index yield, the won-dollar exchange rate change rate, the construction industry index yield, the Seoul apartment sales price index increase/decrease rate, and the real estate market consumer sentiment index increase/decrease rate were used.
This study used the VAR(Vector Autoregressive) model. Therefore, the unit root tests, Granger’s test of causality, decision of Appropriate time difference, impulse response function, and variance decomposition analysis were performed in the order, and the results are as follows. First, REITs were found to be close to the type of investment in stocks among real estate and stocks. Second, The hypothesis of whether REITs is closer to local business or global business cannot be known from the results of this study. Lastly, although the consumer sentiment index of the real estate market has an effect on the stock price of REITs, It was found that the effect was not significant.
In this study, it was confirmed that the psychology according to real estate consumption also affects the price of REITs, but additional research using data from more diverse psychological indices will be needed. Therefore, the limitations of this study is that the consumer sentiment index of the real estate market was not studied by type of REITs investment company, and macro sentiment index data excluding the consumer sentiment index of the real estate market were not sufficiently reflected. In addition, the fact that the number of listed REITs was not large and that sufficient data could not be used due to the lack of accumulated data is also a limitation of this study.
Because of the activation of REITs, I think that future research will be able to sufficiently compensate for these limitations and proceed with higher-level research. Therefore, this study is meaningful in that it broadened the academic perspective for the study on the effect of real estate-related psychology on the stock price of REITs.
