Each office rent determinants for 1st and 2nd floor are drawn by including such added factors.
The major conclusions of this study are as fallows.
The first, the result of analyzed determinants of office rent for standard floor is shown that are highly affected by location factor especially office district and parking facility. This implies that the request of convenience of parking facility on the office building is continuously increasing as increased vehicle users. In accordance with purpose of possession factor, rather purpose of investment is higher than others. It can be analyzed to investor expects more higher returns compared with private owner and company use.
The second, 1st and 2nd floor rent is determined not only by building factor, location factor and purpose of possession factor but also by signage installment and having individual entrance or not. Thus, this implies that 1st and 2nd floor rent can be largely different with standard floor rent according to availability of signage installment and having individual entrance or not unless other building factors are the same.
The third, as a result of calculate office rent index by floor, if it is possible to install signage and have individual entrance 1st floor that rent is 65% higher than standard floor rent and 2nd floor rent is shown 24% higher than standard floor rent. If there are nothing both signage and individual entrance that 1st floor rent is 9% higher than standard floor rent and 2nd floor rent is even shown 4% lower than standard floor rent. Through these results, unless it is impossible to install signage and has no individual entrance, 1st floor has competitiveness for tenants of financial company and retail shop for supporting office use but, 2nd floor is unfavorable as if it is the same conditions.
