The investigator looked into the usage of social capital to solve such social problems as anti-social behavior and residential segregation. In addition, the investigator also examined social capital accumulation in accordance with the socioeconomic characteristics of residents in an apartment complex, the features of an apartment complex, and housing characteristics. In this study, the investigator presented the plan of sustainable development of an apartment complex on the basis of social capital consolidation.
The aim of this study was to examine the components of social capital accumulated in apartment complexes, and then analyze the influence of apartment complex types upon the social capital components. In addition, the investigator looked into the influences of individual characteristics, apartment complex features, and housing characteristics upon social capital. On the basis of study findings, the investigator presented the actual state of social capital according to the apartment complex types.
The study subject was an apartment complex, and it was classified into housing tenure and housing size. For this, the investigator sampled a large-scale area in Seoul in which both private and public housing were created in an area simultaneously. The supply of the sampled apartment complexes of this study was completed prior to 1995.
A questionnaire survey of residents in the apartment complexes was carried out. Used methods of analysis were as follows: (1) a two-step cluster analysis was carried out to test the validity of classification of housing tenure and housing size in the apartment complexes; (2) a frequency analysis was used to examine the socioeconomic characteristics of residents in the apartment complexes, the features of the apartment complexes, housing characteristics, social capital, dwelling satisfaction, the stability of housing, and mixed perception; (3) a factor analysis and Cronbach's α of a reliability analysis was presented centering on a social capital index; (4) one-way analysis was carried out to examine the difference among apartment complex types centering on social capital components; (5) a multi-regression analysis was done to analyze the influence of socioeconomic characteristics, apartment complex features, and housing characteristics upon social capital; and (6) the influence of socioeconomic characteristics, apartment complex features, and housing characteristics upon dwelling satisfaction was analyzed.
Study findings are as follows:
The social capital components of an apartment complex are norms, trust/collective action, and bonding network. The most influential variable upon social capital is the type of an apartment complex, whereas the most influential variable on dwelling satisfaction is social capital.
As for the types of the apartment complexes, social capital in a public rental housing is accumulated less in its every component than other apartment complex types. Social capital in the owner-occupied housing complex was different by its sizes. The accumulation of social capital is greater when residents' income is greater, their length of residence is longer, and their organizational participation is more active. However, greater accumulation of social capital in a large-size owner-occupied housing complex does not necessarily mean a positive effect upon dwelling satisfaction.
Finally, anti-social behavior that does not take place in housing for sale is taken place in a mixed tenure housing complex in which a public rental housing is mixed with other apartment complex types. Therefore, housing tenure mix is harmful for social capital accumulation, and furthermore has negative effect upon dwelling satisfaction.
