The occurrence of Covid-19, which has threatened people worldwide for about two years, has had a significant impact on individuals’ lives in various aspects. With the transition to remote work and online activities, “home” has transformed into a space for work, leisure, cultural activities, and education, rather than just a place for relaxation. People now prefer furniture that provides a safe and comfortable living environment for efficient performance in work and education. However, despite these changes, there is a concern that furniture designed based on the pre-Covid-19 situation may not adequately meet the new needs, exposing individuals to stress. If the stress exceeds its limits, it is likely that individuals will take more proactive actions to adjust their living conditions. Against this background, this study empirically compares and analyzes the factors influencing decision- making regarding residential relocation plans, specifically aimed at improving housing, using the original data from the Ministry of Land, Infrastructure, and Transport’s housing survey before (2019) and after (2020) the occurrence of Covid-19. The analysis reveals that while there were significant differences in the factors stimulating residential relocation desires before and after the occurrence of Covid-19, these desires faced difficulties in materializing into concrete relocation plans within the external environment of Covid-19. As people spend most of their daily lives at home due to Covid-19, the study highlights that factors such as public transportation, commercial facilities, and accessibility to natural environments, which are external to the housing, have less impact on residential relocation decisions compared to the characteristics of the interior spaces and facilities of the housing, which have undergone changes. This study emphasizes that Covid-19 has directly and indirectly influenced the characteristics of residential relocation desires for housing improvement and identifies micro-level factors that induce residential stress for households after the occurrence of Covid-19. Considering the anticipation of future infectious disease outbreaks, it is essential to design the interior spaces and facilities of new housing in a way that allows for safe and comfortable living conditions in situations where individuals have to stay at home for an extended period due to sudden disease outbreaks. Moreover, there is a need to establish institutional systems that can support the housing improvement desires of low-income households, who face high residential stress due to housing facilities and limitations but may have difficulty engaging in proactive residential adjustment behaviors such as residential relocation, due to economic constraints.
