공동주택 재건축 공사계약체결방식 의사결정모델에 관한 연구 = (A) study on the decision making model for reconstruction contract method

In the past, the reconstruction contract method was decided by the size of the business profit that anticipated from the basic economic analysis of the project. If the business profit was expected high, construction cost-oriented contract system had been recommended and if the profit was expected low, equity-oriented contract system was the way to run the business. But, any system without a close consideration on varying circumstances related to reconstruction methods and clients' ability might lead the whole business to discord of participators, business schedule delay, and cost rise.
The following study engaged the inquiry by the exploratory research and interviews with specialists to figure out the factors needed for choosing a reconstruction method, and then applied AHP methodology to the found factors to reconstruct the decision making model.
The decision making model for reconstruction contract method consists of 4 levels and the second level includes 'project' and 'participator'. Cost, business schedule, quality are the sub-level factors for the project, and 'client' and 'constructor' are the factors that will be evaluated for the participator.
The followings are results and contribution of the study.
1. The study examined the contract methods established by Ministry of Construction and Transportation for both Construction cost-oriented contract system and Equity-oriented contract system in every clause.
2. The study drew an appraisal standard for the reconstruction contract method that can satisfy not only return profit but also clients and project.
3. The study figured out the correlation and importance of the evaluation factors and also transformed them to numeric numbers so that they can be sorted out by their importance rate in the construction method.
4. The correlation and importance rate of the construction methods are composed together to create a model which is useful in the decision making model for the reconstruction contract method in the preliminary reconstruction level.
The found decision making model for the reconstruction contract methods will enable the union members to understand their situation and important items for themselves and utilize the information to evaluate the circumstances skillfully. The decision making model will be used as an yardstick for judgement with scientific and objective standards.
