宅地開發에 관한 硏究 : 住宅地開發政策을 中心으로 = (A) Study on the Development Building Land

다국어 초록 (Multilingual Abstract)

Today, population explosion and urbanization cause the housing problem.
Namely, it has been more difficult to meet the demand of a housing, because of the recent trend of urbanization and the cityward drifting of population. In this resept, I've considered a housing site problem is the most urgent problem to suffice the need of a housing, and at first, I show the some concepts to understand a housing problem before main topics.
In this paper, I suggest a way to creat a housing site in mass and at a low price with introducing the concept of public in land.
Here I can not emphaisize the role of government too strongly, for I think, without active participation of government, it is only a mirage to solve a housing problem.
So I enumerate several roles of government in U.S.A, England, Japan, and Singapore to help the government to make a best policy in this problem.
In such views, I can make some: conclusions as follow.
ⅰ) The establishment of order in the circulation of a housing site is needed to meet the public profit.
ⅱ) The profit from an extraordinary soaring price in a housing site should be returned to society.
ⅲ) In addition to above, proper study of a tax system for this problem is to be made.
ⅳ) The housing administration should be emphasized in the direction that public organizations such as Korea The Housing Corporation have the order of priority in purchasing a housing site.
ⅴ) The creation of a housing site in a massive and at a low price is needed to make smooth supply.
