The gradually-rising urban growth has brought about ups and downs of urban cities. As one of alternatives to address this problem, urban growth will lead to a change in housing location from outside urban areas into inside urban ones. In this process, 'subway station areas' equipped with infrastructure facilities function as housing spatial areas, where have effects on facilitating 'work distance with employment centers' and public transportation. And, such areas become the focus of attention as an solution to urban housing supply. Actually, the demands of 'subway station areas'-oriented urban development are steadily increasing. And, discussions are being made on how these areas will be developed. Thus, this research thesis was designed to find out ways to maintain and control distinct urban cities in order to supply housing around 'subway station areas' and minimize urban problems arising from massive and simultaneous housing business projects, for example, new town construction. And, this research analyzed and classified characteristics of 'subway station areas' based on objective standards. Considering that more than 70% of 'subway station areas' is populated with housing areas, and most urban cities are developed through maintenance & repair works, this research thesis selected as an indicator of potential housing development', an objective indicator necessary for analyzing and classifying characteristics of 'subway station areas'. And, this thesis classified the 'indicators of potential housing development' into the 'indicators of housing development enforcement' and indicators of housing development capacity'. Through numerous previous studies and consulting conferences, this thesis developed 21 indicators of housing development enforcement and 15 indicators of housing development capacity, according to each characteristic. This research thesis measured potential housing development of 250 'subway station areas' around seoul cities, with the use of added weighting and data of each indicator based on AHP. The analysis was conducted on the ranking of the development of 'subway station areas' on the basis of measurement results of potential housing development along with the analysis on characteristics of 'subway station areas' in daily life zone. Cluster analysis-oriented analytic measurement results suggested that 'subway station areas' in Seoul cities can be grouped into five clusters In order to facilitate urban cities around seoul cities and prevent difficulties of such cites in the process of the redevelopment, it is necessary to decide on ranking of urban development based on each indicator of potential housing development, and take care of 'subway station areas' in distinct and step by step procedures. The indicators of potential housing development set in this research thesis provide the usefulness of rules of the location of foremost business zone. Categories of indicators of potential housing development can serve as one of methods to categorize 'subway station areas' of old built-up areas, in the future
