어린이집에서 노인복지시설의 용도변경 사례연구 = Changing the Use of Daycare Centers to Elderly Welfare Facilities

국문 초록 (Abstract)

연구목적은 어린이집을 노인복지시설로 용도변경 하는 사례 연구이며 범위는 어린이집을 노인복지시설로 용도변경 하는 사례이다. 방법은 이론적 고찰을 통한 실태 및 면담조사를 통해 진행되었다. 첫째, 어린이집은 공간 리모델링 시 구조적으로 유사하여 노인시설로 용도변경 되었다. 두 번째, 어린이집의 보육실, 교실을 노인시설의 생활실과 침실로, 교사실은 사무실, 간호사실로 변경되었다. 세 번째, 벽은 벽지, 바닥은 장판지, 가구는 기성 및 맞춤 제작으로 변경하였으며 환기 및 안전장치, 비상 시스템을 설치하였다. 네 번째, 용도 변경할 때 구조적으로 변경을 최소화할 수 있는 사례를 선택하는 것이며 애로사항으로는 엘리베이터나 소방시설로 추가된 공사비 증가에 대한 문제점들이 도출되었다.

다국어 초록 (Multilingual Abstract)

This study examines ways to improve welfare facilities in response to long-term population change through a case study on convertingdaycare centers into senior care facilities in Korea, where rapid population aging and declining birth rates are significant challenges. Theresearch combines a theoretical review with field surveys and interviews. The findings identify key characteristics and directions forimprovement. Most daycare centers are converted into elderly welfare facilities due to their structural similarity, which allows for efficientremodeling. Interior spaces are repurposed by converting nurseries and classrooms into living rooms and bedrooms, and teacher offices intoadministrative offices and nursing stations. Exterior areas are expanded from playgrounds into vegetable gardens, lawns, and parking areas.
Heating and cooling systems are either replaced or reused, while ventilation, safety equipment, and emergency systems are upgraded to meetthe needs of elderly users. Interview results indicate that selecting a daycare center requiring minimal structural modification is a criticalfactor in successful conversion. Major challenges in changing facility use include construction-related complaints, rising costs due to theinstallation of elevators and fire safety systems, and difficulties in securing specialized interior design firms for senior care facilities.
