建築物의 安全點檢實態와 維持管理方案에 관한 硏究 : 京畿道를 中心으로 = A Study on the actual condition of building structure safety check-up and maintaining plan : deep concentration in Kyonggi province

국문 초록 (Abstract)

경기도는 수도권에 위치하여 수도서울과도 인구가 비슷하고 면적과 시설물이 더많이 분포되어 있으며 건축물이 다양화됨에 따라 효율적인 유지관리방안의 필요성이 요구되는 실정에 있다. 따라서 본 연구에서는 선진국형 안전점검과 유지관리방안을 수립하고자 현 실태를 고찰하고, 점검사례를 통하여 나타난 문제점을 도출하고 대안을 강구함으로써, 체계적이고 철저한 연구방안으로 경기도내 건축물의 안전점검실태를 분석함으로서, 시설물에 대하여 직접 안전점검을 실시한 결과내용을 중점으로 사례연구와 관련 법규를 비교분석 하였다.
본 논문의 주요 연구결과는 다음과 같다.
1) 경기도와 외국의 건축물 유지관리실태를 비교분석한 결과, 효과적인 유지관리방안에 관한 구축 실현을 위하여는 우선 효율성 있는 Master Plan을 작성·시행하여야 한다. 또한 기존 건축물에 대한 전반적이고 체계적인 유지관리 추진체계 정립과 건축물에 대한 유지관리를 의무화 또는 강화하고 리모델링이나 리노베이션을 활성화 하는 국가적 차원의 유지관리 체계 운영 절차를 수립이 필요하다고 본다.
2) 건축물을 효율적으로 관리하기 위해서는 유지관리와 관련한 국가적 차원의 종합적인 계획을 하루빨리 마련하여 단계적으로 추진해야 한다. 이를 위해서는 보다 조직적이고 체계적이며 장기적인 관점의 연구개발이 활발히 진행되어야 한다고 본다.

Kyonggi province is located at Metropolitan area close to Seoul city, it has been increased population so that variable building structures have been constructed and now are constructing. effective maintaining managements are required so that it need to adopt developed countries's building structure safety check-up and maintaining plan.
It analysis current data that Kyonggi province has been check-up building structures. through By the result, it appears some problems. this study will solve problems by systematically and deep concentrate studying on kyonggi province's building structures safety check-up result and the related law, regulation and case study.
The main contents of this thesis are like these.
1) foreign developed country's maintaining method would be chosen to build Kyonggi province's effective maintaining method, To do that make a efficient Master plan and carry it out. Existed building structures are all managed by systematically maintenance through by making a law and remodeling or renovation. these all works are needed to be managed by policy of a country.
2) we must set up the national overall plan about maintained as soon as possible and drive it by stages for maintained structure efficiently for that, research and development has to be advanced actively under organic, systematic and long-term point of view.
