Contemporary major cities have the characteristics to be developed with new C.B.D with the large-scale development project along the urban growth or change into multi-core structure to form with new central area. Within the process of changes in inner city, the land use of the old and new central areas would emerge by going through the mutual competition with various factors. Therefore, there is a need for urban management by finding out the characteristics of land use on new and old central areas, but the studies on these matters are still far insufficient. For this need, this study has undertaken to find out the characteristics of land use on new and old central areas innate within the central area with the case study on new and old central areas of Daejeon Metropolitan City that is changed into multi-core city by forming the new town district by the large-scale development projects.
Looking into the research result, first, it is shown to be similar for the structuring of land use in the central area. This is the result to display that the land use and capacity undertaking the central functions as the upper most central area in the city would require certain level even with a slight difference in land use. Second, the tendency of mixture between the land use has shown the different point of having the old central area to be lowered while the new central area to be higher. In the meantime, for the mixture relationship, there is are similar characteristics in both regions even though the pertinent conditions of development period and physical environment between the different uses are different. This is attributable to have the broad land use to be permitted by the land use region system while it has the unique personality inherent in its land use. Third, in the location of the land use within new and old central areas, certain pattern appears. In the area with high land price and physical environment with excellent accessibility with the broad width, high story building and large lot size, there are office work functions, such as office facilities, office-tel and others, as well as nearby neighborhood facilities along with the highest functions for major sales facilities. In the areas with declined accessibility for having narrow road width, low story buildings and poor lot scale in physical environment with low land price, it has shown the strong tendency of locational tendency of detached house, Multi-family Housing and other residential use, accommodation facilities and others. This means that there is a substantial relativity with the location of use for the location factors considered in this study and it is the result to show that there is a unique property in land use.
Looking considerably for the research result, the new and old central areas have different conditions in physical environment, development background and period, controlling factor of land use and other conditions, but notwithstanding the foregoing, the characteristics of usage distributed in the central area are similar. This is attributable to the fact that there may be some differences in specific functions in the central area depending on the origin of its formation, but there is no great difference in the characteristics of land use taken in this area as the place with outstanding location condition for service industry with high accessibility and integrated body with the most upper central function as well as the area with the average downtown district in a city.
On the basis of such research result, following points are presented. First, it requires to over-hauling on the limited use for each use area in the systematic aspect. Second, it would require re-establishment of functions of the new and old central areas. Third, it would require the management of use area in consideration of the functions and scopes of central area. And, fourth, it requires the establishment of plans in considering of the realistic land use characteristics.
This research result is the case study on Daejeon Metropolitan City under the multi-core process that cannot be generally applied in all cities and it has the specific limitation on the characteristics on its land use. However, it has the implication on contemplating the characteristics of land use inherent in the new and old central areas of major cities that are experiencing on multi-core features, and this research result would be useful information in establishing the urban policy of different cities experiencing the similar city growth as well as Daejeon Metropolitan City.
