Korean real estate market, which was supplier dominated, had been invested by investors mainly considering capital gains rather than income gains. During that time, IMF domination broke out and for the outcome, Korean real estate market plunged and bank interests soared up high which caused bankruptcy of construction companies and acceleration of economic stagnation. Also, re-engineering of companies and finance companies was turned out to be unevitable. However, due to many weak bonds and completely lost buying power, re-engineering was very difficult task to do.
IMF domination of Korea caused deflation of properties which hindered investments only for the capital gains, but showed possibility that real estate market can be dominated by consumers not by suppliers. The law of REITs was able to be published powered by these environments, aimed for making highly advanced and clean real estate market, helping companies' re-engineering by high mobility of real estate market, and giving more opportunities to investors. The law finally has executed since Jul. 1st. 2001.
