According to the year 2010's data of the National Statistical Office, 70 percent of the national housing forms consists of public houses and 60 percent of them apartments.
Nowadays management expenses are rising in the area of the public welfare economy closely related with our living, and they can be considered to have a considerable effect on the burden of the living expenses because they are part of livng expenses imposed every month.
Compared with existing studies on the management expenses for the ordinary low apartments, the study on those of the super high-rise apartments hasn't relatively been in progress up to now.
We can think that there is much difference in management expenses of the super high-rise apartments because more tightening standards are applied to the facilities, structures, and management human agency etc. of them on the basis of law than to those of the general ones.
This thesis is aimed to verify the hypothesis that there may be difference of the average management expenses by the heights of floors and their components may have different effects on them.
For this study, we made use of the real data about the monthly management expenses imposed on the 244 apartments across the country in the recent two years(2011-2012).
As a result of the study, it is verified that the average management expenses of the super high-rise apartments are higher than those of the general ones. Also the public and maintenance costs of public area management expenses are different among the general apartments, the high and super high-rise ones but in ordinary management expenses, those of the general apartments are different from those the high ones but very little different from those of the super high-rise ones. In ordinary rental fees, it is analyzed that those of the general apartments are different from those of the high ones but not from the super high-rise ones.
