This study empirically examines the determinants of the monthly rent ratio at the time of lease renewal by analyzing 2,586 renewed lease contracts based on the 2020–2022 Seoul Housing Survey data. The results show that quasi-monthly rent contracts significantly increase the monthly rent ratio compared to pure Jeonse, and implicit renewals further accelerate the trend toward monthly rent structures. Apartment-type housing is associated with a lower monthly rent ratio, while the number of leasehold registration orders and the COVID-19 variable are identified as factors that raise the ratio. Among macroeconomic variables, the corporate bond yield has a positive effect, reflecting landlords' preference for cash flow under changing interest rates, whereas the consumer price index has a negative effect, suggesting tenants’ tendency to avoid fixed monthly payments in times of high inflation. Both equity capital and debt reduce the monthly rent ratio, and the issuance of certified dates is also found to suppress the ratio, indicating a preference for Jeonse due to the security of deposit refunds.
These findings imply that during periods of rising interest rates, the rental structure may shift rapidly, requiring a multifaceted policy response such as the introduction of interest rate buffers for Jeonse loans, activation of the certified date system, disclosure of deposit refund-related risks, and greater transparency in the lease renewal process.
