기존 도시 상업지역의 고밀고층화에 대한 사회기여적 지구단위계획 연구 = Urban Design methods and Co-development Project for Public-Private Partnership

While the industrialization process was develping, the rapid urbanization development has brought up high-rise building in Metro area in Seoul. Therefore they may be feasible in economic development but the city may lose traditional community based on cooperation and self-help regional identity. Existing urban planning policy has chased to profit only for cooporation not to social value capture for citizen. Therefore, it is necessary for building a city structure and social space for community possible to revive the self-identity.
This research intends to propose district unit planning as a new urban plan for Glocalization which is 21th century's phenomena. It also investigates social value captured urban district plan which composes residents' participatory process of development and commercial unit district for citizen to resurrect self-help regional identity in social space i.e. Local culture center for park-link family oriented District Unit Plan.
