Recently, monthly-rent-with-variable-deposit became one of the main types of rental contracts in the Korean housing market. However, there exist only handful studies that try to characterize the monthly-rent-with-variable-deposit market. Some of the studies argue that Chonse is an extreme case of monthly-rent-with-variable-deposit and that the conversion rate between Chonse and monthly rent can represent the conversion rate of deposit to monthly rent within the wide spectrum of monthly-rent-with-variable-deposit. Based on those studies, this paper tries to develop a monthly-rent index of apartment condominiums, which is essential for further understanding of the market. The paper examines wide variety of indices, based on a matrix among types of conversion rate, types of market data, and methods of price indexing. Among the developed alternatives, in terms of convenience, stability, and expressiveness, conversion rate between Chonse and monthly rent, and repeat sale indexing methodology can be reasonable individual choices to generate a price index for monthly-rent-with-variable-deposit.
