부동산거래에 따른 매수인의 선택기준 : 충남지역 지방 중소도시 중개사례를 대상으로

국문 초록 (Abstract)

본 연구는 부동산 거래에 영향을 미치는 매수인 선택 요인으로 각종 분석에 따라 요인들을 도출하고 본 연구자가 직접 시장참여자로서 실제 계약을 통해 매수인의 의중을 파악함으로 좀 더 정확한 데이터를 구축하고자 하는 것이 연구자의 목표이다. 부동산시장의 경우 일반시장과는 달리 매도인이 더 많은 정보를 가지고 있어서 매수인은 정보의 비대칭성으로 인한 피해 사례가 증가하는 것을 줄이고자 이 주제를 선택하게 되었다. 그러나 표본수가 너무 적어 지역의 중개경력이 많은 전문가들에게 조언을 구하여 특정 지역의 지방소도시에 대한 매수인들의 소비패턴으로 일반화 하였다.
이를 통해 지역별로 매수인의 소비선택에 큰 차이를 보이고 있어 본 연구에서는 도심 및 부도심의 선행연구와 비교하였다. 결과적으로 지역별로 이러한 데이터 구축이 이루어진다면 정책적인 문제들이 해소되는데 기여할 것으로 예측된다. 그러기 위해서는 중개업자들의 노력이 수반되어야 할 것이다.

따라서 본 연구를 토대로 신도시 및 수도권의 세목별 다양한 항목을 고려한 연구가 지속되어 모니터링하면서 몇 개 년도를 분석하여 집계한다면 지역 상황에 맞게 탄력적으로 적용할 수 있을 것이다. 이러한 지역별 DB 구축으로 인하여 미리 정책적 조치를 파악할 수 있다면 부정적인 효과를 줄일 수 있을 것으로 예상된다. 따라서 근본적인 부동산 공급의 수급문제 등을 지역 부동산시장에서 이례적인 실패의 변화를 예측할 수 있는 자료의 효시(嚆矢)가 되기를 희망한다.

다국어 초록 (Multilingual Abstract)

This study analyzes the importance of factors considered by buyers during real estate transactions in small cities within the Chung-nam region using the Analytic Hierarchy Process(AHP) method, based on actual brokerage cases. The primary goal of this analysis is to identify the key factors that influence buyers' decisions in real estate transactions and determine which factors have the most significant impact on decision-making.
Summary of Analysis Results:
Frist, Accessibility of Geographical Location Factor emerged as the most important factor. In particular, convenience of access to workplaces and schools was prioritized in housing transactions.
Second, Future Investment Value of Price(Financial) Factor placed significant importance on the long-term investment value of land, such as purchasing land in border areas for potential expansion and future value.
Use of Conjoint and AHP(Analytic Hierarchy Process) Analysis:
Before conducting the AHP analysis, the study reviewed literature on conjoint analysis, a method for estimating the utility values of various attributes based on consumer preferences for products. Conjoint analysis overcomes the limitations of assessing individual attribute importance by reflecting actual consumer choice situations. In previous research, conjoint analysis, conducted through surveys with short-term data from brokerage offices, was highly reliable. However, in this study, the researcher directly surveyed market participants over an extended period, using long-term contract records, thereby achieving high reliability despite limitations in sample size and the scope of the study being confined to small cities. Nevertheless, the alignment of conjoint analysis attributes with those identified in the AHP analysis adds significance to the study’s findings.
Limitations of the Study:
This study was limited to small cities in the Chungnam region, posing challenges for generalization. Additionally, an issue of information asymmetry persists, where buyers may not receive the full scope of necessary information, relying only on details selectively provided by sellers. Based on regional characteristics in real estate transactions, this study suggests that a database (DB) constructed by buyers or government entities could help reduce risks by providing a means to anticipate market shifts. This aligns with the study’s aim to accurately capture and analyze the variables that most significantly influence buyers’ decisions, offering insights into the decision-making process.
Policy Implications and Future Directions:
This study suggests the possibility of improving the transparency and safety of real estate transactions by building a database that reflects the characteristics of real estate transactions in different regions. Additionally, by developing a simulation model for regional housing markets, policy makers could anticipate the effects of policy measures and minimize potential negative impacts. This approach could contribute to predicting and mitigating abrupt changes in local real estate markets, such as supply and demand imbalances.
