주택관리사의 관리서비스품질이 관리만족도 및 투자가치에 미치는 영향 = The Quality of the Management Services of Housing manager Influence of Satisfaction of Management and to the Investment Value

국문 초록 (Abstract)

본 연구는 주택관리사의 관리서비스 품질이 관리만족도에 미치는 영향과 관리만족도가 투자가치에 미치는 영향을 알아보는 것이다. 연구방법은 주택관리사의 관리서비스에 대한 선행연구 등 각종자료에 관한 문헌연구를 실시하였으며, 주택관리사의 관리서비스 품질이 관리만족도와 투자가치에 어떠한 영향을 미치는지에 대한 실증분석을 하였다. 분석 자료는 서울특별시 아파트에서 관리적 조건이 비슷한 아파트를 선정하여, 입주자들을 대상으로 주택관리사의 관리서비스품질에 대한 설문조사를 실시하였으며, SPSS22.0와 AMOS18.0을 사용하여 분석을 실시하였다. 분석결과 첫째, 유지관리, 커뮤니티관리, 입 주자응대관리의 서비스품질은 관리만족도에는 유의한 영향을 미치는 것으로 밝혀졌으나, 투자가치에는 직접 영향을 미치지 못하는 것으로 분석되었다. 그러나 이들 3가지 주택관리사의 관리서비스품질 요인은 관리만족도를 매개로 하여 투자가치에 간접영향을 미치는 것으로 분석되었다. 둘째, 운영관리서비스품질, 생활관리서비스품질은 관리만족도에는 유의한 영향을 미치지 못하는 것으로 밝혀졌다. 하지만 운영관리서비스품질은 관리만족도를 매개로하여 투자가치에 간접영향을 미치는 것으로 나타났으며, 생활관리서비스품질은 투자가치에 직접영향을 미치는 것으로 나타났다. 셋째, 관리만족도는 투자가치에 강 한 정(+)의 유의적 영향을 미치는 것으로 나타났다.

다국어 초록 (Multilingual Abstract)

In the present study, in which satisfaction of the management and the impact on the satisfaction of the management service quality management of housing management mechanic examine the impact on the investment value. Research methods, such as a previous study of the management services of housing management officer, conducted a literature research on a variety of materials, demonstration of about what effect the investment value and satisfaction of management service quality management of housing management officer analysis was carried out. Analysis, selected the apartment management conditions in Seoul of the apartment is similar, to subject the residents, conducted a questionnaire survey of management services quality of housing management officer, using the SPSS22.0 and AMOS18.0 the analysis was performed with. However, the quality of the operations management service, the satisfaction of the management mediated, were found to provide an indirect effect on the value of the investment. Quality of life management services have been found to directly affect the investment value. Thirdly, satisfaction management has been found to provide a significant effect of strong positive (+) to the investment value.
