유휴,방치 부동산의 공간분포 및 특성 분석: 익산시를 사례로 = Analysis of the Spatial Distribution and Characteristics of the Vacant/Abandoned Properties: The Case of Iksan

다국어 초록 (Multilingual Abstract)

In an era of the population decrease, the vacant/abandoned properties have increased in most cities in Korea. However, vacant/abandoned properties have been considered difficult to analyze due to the various definitions and gaps in available data sources. This study aims to define the concept of vacant/abandoned properties, to set the measurement index of them, and to analyze the spatial distribution of vacant/abandoned properties in the city of Iksan. The results of this study showed that the spatial patterns of vacant/abandoned properties vary by each different type of property. As for the residential and commerce vacant/abandoned properties, a high-density cluster has been found in the inner city. Even though vacant/abandoned properties can have detrimental negative impacts on a community’s wellbeing and livability, the problems of vacant/abandoned properties may seem far beyond the control of local governments due to the private property law. The local municipality seeking to manage or reuse the stocks of vacant/abandoned properties may be inspired by reforming existing laws or introducing innovative new tools and strategies.
