This study attempted to probe the scheme to revitalize ordinary investors' investment by the real estate investment trusts(REITs). For this purpose, the questionnaire research was conducted for ordinary investors in the Seoul and metropolitan areas. As a result, the following findings were obtained : First, it was found that most of the respondents had a very low level of consciousness and understanding about the real estate investment trusts(REITs) and had no experience of investing in it. Therefore, to revitalize REITs, government should provide active support for financial institutions such as banks, insurance companies and securities companies and the like which ordinary investors are apt to visit to establish windows for diverse information and investment to meet REITs products.
Second, it was found that old or high-income investors had a high level of consciousness about REITs and had many experiences in investment. Therefore, REITs companies should develop their products for the income brackets other than them and provide them with an opportunity to make customer service easily accessible. And government should provide active support for them and make efforts for them.
Third, it was found that most of the respondents had a preference for direct investment in real estate. Therefore, the need for active publicity and product development is emphasized for those concerned with REITs and government to revitalize the indirect investment market of ordinary investors.
Fourth, it was found that the respondents thought most importantly of 'stability' and the confidence and transparency of asset operation institutions in investing in REITs products and of 'stable and sustainable operation' in operating them. Therefore, it is necessary to provide a strong legal and institutional arrangement to prevent the moral hazard of the management as well as those concerned with operation.
Fifth, most small investors expected an annual rate of return as much as 10~15% at the time of investing in REITs products. Its period was found to be 2~3 years. In this sense, there is a need for the development of diverse REITs products and for active support of government through taxes.
